Did Kevin James Lose Millions on His Delray Beach Home? What the Sale Shows

Reports put Kevin James’s 2023 Delray Beach home sale $1.33 million below his reported 2021 purchase price, before expenses. The $26.38 million figure concerns a different mansion.

Based on reported purchase and resale prices, Kevin James’s 2021 Delray Beach home sold for $1.33 million less than he paid—not “millions” less. That is a gross price difference, not a calculation of his net financial result after expenses.

How much did Kevin James sell the home for?

Realtor.com reported that the Delray Beach property sold in May 2023 for $12.67 million. The Los Angeles Times had reported that James paid $14 million for it in 2021. Subtracting the reported sale price from the purchase price gives a nominal gross difference of $1.33 million below the purchase price. (Los Angeles Times, Feb. 3, 2021; Realtor.com, May 25, 2023)

That comparison uses reported transaction prices only. It does not establish the amount James ultimately gained or lost after closing costs, taxes, financing, property taxes, maintenance, insurance, or any rental income. The available reports do not provide those figures.

What happened to the asking price?

The property’s listing prices were higher than both the reported purchase and completed sale prices. The Los Angeles Times reported an initial listing price of $15.95 million in 2021. Realtor.com later reported that the home was listed for $19.95 million in May 2022. An asking price is not a sale price; the reported completed transaction came in at $12.67 million in May 2023.

Which Delray Beach house was sold?

The 2021–2023 transaction concerned a coastal contemporary home built in 2020, according to Realtor.com. The Los Angeles Times described an approximately 11,500-square-foot main house with six bedrooms and 7.5 bathrooms, plus a one-bedroom guesthouse and swimming pool; it reported nearly 19,000 square feet of total living space. Realtor.com described the home as 11,502 square feet, with six bedrooms and 10 bathrooms, a saltwater pool and spa, outdoor kitchen, wine cellar, elevator, and guesthouse above a five-car garage. Where does the $26.38 million figure come from?

That reported sale price belongs to a different Delray Beach mansion, not the home James bought in 2021 and sold in 2023. Realtor.com reported that James bought the earlier property in 2012 for $18.5 million and sold it in 2016 for $26.38 million. Combining that earlier home’s figures with the later transaction would produce a misleading account of either property. (Realtor.com, May 17, 2022)
