The former Quinns Rocks Caravan Park site in Mindarie has been redeveloped as Dunes Beach Resort. The City of Wanneroo reported practical completion on 17 August 2026, ahead of an anticipated opening that month; the exact date the first guests stayed has not been confirmed on the resort pages reviewed. The project was delivered by Eco Tourism Pty Ltd under a long-term ground lease, with private funding rather than City development funding.
What has been built at the former caravan park?
The completed resort includes accommodation, food and beverage, event facilities and landscaped community spaces. The City of Wanneroo says the development comprises:
- 38 ensuite glamping tents;
- a reception building;
- Sandara café/restaurant;
- function space for up to 240 patrons; and
- landscaped open spaces and community facilities.
The 240-person figure is the stated capacity of the function space, not the number of overnight guests the resort can accommodate. The City’s project page gives an estimated development cost of $8 million; this is the City’s estimate, not a final audited cost. City of Wanneroo project information.
Where is Dunes Beach Resort?
The redevelopment occupies the former Quinns Rocks Caravan Park site at Lot 211 (2) Quinns Road, Mindarie, on the Quinns Rocks coastline. The resort’s contact page lists its address as 2D Quinns Rd, Mindarie, WA 6030, and provides a booking link and enquiry forms for accommodation, weddings, corporate functions and community events. Those forms allow enquiries but do not establish a particular opening date or confirm current availability. Dunes Beach Resort contact page.

Who is delivering and operating the project?
The City of Wanneroo supported the development through a long-term ground lease. Eco Tourism Pty Ltd is identified by the City as the developer and operator, responsible for private funding, development and operation. The City says it is not contributing to development costs. The City’s 2026 completion announcement described the resort as a new accommodation offering for the coastline; that description is a statement from the project’s public partner, not an independent assessment of the resort.

Can visitors book a stay or event?
The resort website provides a Book Now link and enquiry forms covering accommodation and events. These are the most direct routes to ask about dates and availability. The reviewed pages do not confirm when the first guests arrived, so readers should check with the resort rather than treating the City’s anticipated August 2026 opening as proof of a specific first-stay date.
