Do I need a Gas Safe engineer to install a boiler?
Yes. Domestic gas work must be carried out by a Gas Safe registered engineer who is competent for the particular appliance and task. Registration alone is not enough: check that the engineer’s qualifications cover boilers and the work being proposed. Ask to see their Gas Safe ID card, or verify their registration and work categories through the Gas Safe Register.
The Health and Safety Executive (HSE) says some wet pipework work may be carried out by people who are not Gas Safe registered, but work on a gas boiler and the final water-pipe connection to it must be completed by a registered engineer. Do not undertake gas connections, combustion adjustments, flue alterations or boiler repairs yourself.
What should I consider when replacing a boiler?
There is no boiler type or output that suits every home. A replacement should follow a site-specific assessment of the property, existing system and household’s heating and hot-water needs. Ask a qualified installer for a written scope that makes clear what the work includes and whether associated system changes are proposed.

- Check with manufacturer before ordering replacement parts to ensure a proper fit
- Give the manufacturer the 16-digit boiler serial number or the 12-digit ASME/NB serial number
Questions for the installer’s assessment
- Which fuels are available at the property?
- What are the household’s heating and hot-water requirements?
- What radiators, pipework and hot-water storage are already installed?
- Do the available space and flue arrangements constrain the options?
- Will existing controls work with the proposed boiler and system?
- What work is included, and does the project need notification?
- How does the proposed boiler fit the whole system, rather than just the appliance?
Ask the relevant building control body or competent-person scheme whether the specific project needs notification. GOV.UK includes new or replacement heating systems and boilers among work that may need notification, while distinguishing many maintenance and repair jobs and emergency repairs. Requirements depend on the work and applicable rules; see GOV.UK guidance on building regulations approval and confirm the route for your project before work begins.
How often should a boiler be serviced?
Arrange a professional service at least annually with a Gas Safe registered engineer qualified for the appliance. The HSE strongly advises that gas appliances, flues and pipework be regularly maintained and serviced at least once a year by a registered engineer.

At home, keep ventilation openings unblocked and make sure flues remain clear. Adequate air supply supports combustion, while the flue carries combustion products away. Do not open or adjust the boiler; have a qualified engineer investigate faults or suspected unsafe operation.
Is a boiler service the same as a landlord gas safety check?
No. They are distinct checks and should not be treated as interchangeable. A service should not be assumed to cover every point required for a landlord’s gas safety check, and a safety check should not be assumed to include everything covered in a service. Landlords should arrange the required safety checks as well as any servicing needed to maintain the appliances.

What should I do if I think my boiler is unsafe?
Stop using the appliance and do not touch it until a Gas Safe registered engineer has checked it. The HSE says it is illegal to use a gas appliance if you suspect it is unsafe. Arrange a professional inspection rather than trying to diagnose or repair it yourself.
If you suspect a gas leak
Call the National Gas Emergency Service on 0800 111 999. Open doors and windows, and close the meter control valve if you know how. These are the HSE’s instructions for a suspected gas leak.

Use a carbon monoxide alarm as an added precaution
A carbon monoxide (CO) alarm is an additional warning device, not a substitute for servicing or safety checks, and it does not make it safe to keep using a suspect boiler. When buying one, check that it complies with BS EN 50291 and carries a British or European approval mark such as a Kitemark. No particular brand or model is endorsed here.
