Works at Burswood Point had begun by 18 September 2024, but that does not mean construction has started on all of the planned homes. The project is a staged, 38-hectare mixed-use redevelopment between the Swan River and Belmont Racecourse. Its wider plan includes up to 4,500 homes; Somerset East and West are a separate tower development within the precinct, with a developer-stated completion target of Q4 2027.
Where is Burswood Point and how large is the project?
Burswood Point occupies the Burswood peninsula between the Swan River and Belmont Racecourse, about 3.5 km from Perth CBD, according to the developer. Golden Sedayu describes the site as a 38-hectare mixed-use project, with 91,000 square metres of planned retail and commercial space. The phrase “biggest housing project Perth has seen” should be treated as promotional framing, not as a verified ranking against every Perth development. In a 18 September 2024 statement, Premier Roger Cook called Burswood Point “one of WA’s biggest-ever housing projects” and said more than 4,500 homes were slated for construction. What work had started?
The WA Government reported on 18 September 2024 that works had begun, citing more than $200 million in site works as underway or completed at that time. The work included roads, waterworks and a bridge connecting Victoria Park Drive with Burswood Point. This is a dated snapshot of enabling infrastructure and site works, not a current project ledger and not proof that every residential building had commenced construction. That distinction matters on a large staged site: infrastructure and subdivision work can proceed ahead of individual apartment towers and houses. The government’s announcement said the first stage included 67 freestanding homes and 203 apartments. What is the status of Somerset East and West?
On 15 March 2025, Golden Sedayu announced that its wholly owned construction subsidiary, Golden Sedayu Construction, would deliver Somerset East and West. The developer’s project page describes Somerset as under construction and gives Q4 2027 as its target completion quarter. That is a developer-stated target for Somerset, not a completion date for all of Burswood Point, and it may change. Golden Sedayu builder announcement · Golden Group project page

Golden Sedayu’s news index lists further construction updates dated through 30 September 2026. Those updates are developer progress reports; they do not establish a project-wide completion schedule or show that all planned homes have started. Golden Sedayu project news

The available cited sources do not establish current apartment prices, sales volumes, occupancy, approvals for every precinct, or a reliable completion date for the entire project. For later construction reporting, the developer’s news index is the source of its dated updates; government announcements and developer targets should be read according to their issuer and date.
