For one household’s in-unit laundry, prioritize fit, expected use, service access, and total operating cost. For a shared laundry room serving multiple households, commercial-grade machines are generally the more relevant choice because they are designed for repeated, higher-volume use.
Start with the laundry setup
In-unit washer for one household
A standard residential washer can be appropriate when it serves a single rental household. Choose around the available space and hookups, likely household loads, who pays the utility bills, and how repairs will be handled. Commercial equipment is not automatically necessary just because the home is rented.
Shared washer for multiple households
A shared room has different demands: multiple users, frequent cycles, and possible payment collection. The U.S. Department of Energy defines commercial clothes washers to include machines designed for use by more than one household, including those in multifamily common areas and coin laundries. DOE says manufacturers have had to comply with federal energy conservation standards for commercial clothes washers since 2007; its page also discusses proposed amended water-conservation standards, so consult current rulemaking for regulatory details. Maytag cautions that residential washers generally are not designed for the same intensity of use as commercial machines and are not generally recommended for high-volume shared rooms. What to compare before buying
- Expected demand: Estimate household count and likely cycles, especially for a common room. A machine’s capacity matters, but so does how quickly residents can complete loads.
- Water and energy: ENERGY STAR says certified commercial clothes washers are, on average, 9% more efficient and use about 45% less water than standard models. These are general comparisons, not guaranteed savings for a particular building; actual bills depend on the comparison machine, usage, and local utility rates. ENERGY STAR: Commercial Clothes Washers
- Capacity and throughput: ENERGY STAR says some certified commercial front-loaders wash over 20 pounds per load, compared with 10–15 pounds for a standard top-loader. This is a general comparison, not a rating for every machine. Higher capacity may reduce the number of loads, but confirm the exact model’s capacity and cycle details.
- Access and layout: Top-loaders offer access from above and do not have a front-door sealing gasket. Front-loaders often can be stacked, typically use less water, may have longer wash cycles, and spin out more water, which can reduce dryer time. - Payment and management: Decide whether residents need coin, card, or another payment option, and who will collect payments, handle service calls, and manage the room.
- Warranty and local service: Compare warranty coverage, parts availability, and repair response in your area. A listed warranty is not a substitute for confirming who will perform service and how quickly.

Choose how a shared laundry room will operate
Equipment ownership is only part of a shared-room decision. ENERGY STAR describes two common arrangements:

- Distributor sale or lease: A distributor may sell or lease machines while the property owner operates the room and arranges maintenance. Clarify contract duration, repair response times, and responsibility for payment systems and replacements.

Measure and verify installation requirements
Before ordering, compare side-by-side, stacked, and all-in-one layouts where available. Measure the opening and the route into the laundry area, then verify the exact model’s dimensions, required clearances, door swing, and water, drain, electrical, and vent connections as applicable. Maytag recommends checking room configuration and dimensions before buying; the manufacturer’s installation instructions are the authority for the selected model. A simple operating routine can help prevent avoidable downtime in a common room. Maytag recommends recording repairs and cycle counts, inspecting hoses and seals monthly, and arranging professional service when needed. Follow the washer’s own use-and-care manual for model-specific maintenance rather than treating general guidance as a substitute.

Make the choice using property-specific information
There is no single best washer for every rental property. For an in-unit machine, choose a residential model that fits the space and expected household use, with a repair plan that works for the owner and resident. For a shared room, compare commercial equipment, capacity, payment needs, service coverage, and operating arrangements against the building’s actual demand.
