Aston Martin Residences is a 2024-completed condominium tower at 300 Biscayne Boulevard Way in downtown Miami, where the Miami River meets Biscayne Bay. Its sail-like curve gives it a cinematic silhouette; the engineering story is more practical: the waterfront site’s high winds and soft soil shaped how the tower was supported and braced.
What is Aston Martin Residences?
Developed with G&G Business Developments, Aston Martin Residences was the automaker’s first real-estate project. Aston Martin announced its completion on 30 April 2024 and said the 391-condominium building was 99% sold ahead of completion. That was the company’s sales claim at the time, not a current or independently audited account of ownership.
The tower stands at 300 Biscayne Boulevard Way, beside the Miami River and Biscayne Bay. Its dramatic profile can invite a Bond-villain comparison, but the sail-like form has a stated connection to the marina setting and to Aston Martin’s design identity.
Why does the tower look like a sail?
Aston Martin says its design team worked with architect Rodolfo Miani of Bodas Miani Anger on the building. The company describes the sail-shaped silhouette as a response to the marina location. It also says the curving glass-and-steel exterior takes inspiration from the lines of its sports cars; that is the brand’s stated design intent.

Marek Reichman, Aston Martin Executive Vice President and Chief Creative Officer, said: “Using curvilinear glass and steel and soaring 66 storeys into the sky – the tallest all-residential building south of New York City – the architectural design of the building’s exterior pays homage to the dramatic lines of our ultra-luxury high performance sports cars.”
How tall is it? Published figures differ
There is no single matching height and floor count across the cited sources. Aston Martin and structural engineer DeSimone Consulting Engineering describe the tower as 66 storeys and 817 feet (249 metres). The Council on Vertical Urbanism’s Skyscraper Center record lists 67 floors and 821 feet (250.2 metres). The available sources do not establish why the figures differ, so neither should be treated as a definitive correction of the other.

What engineering challenges did the waterfront site create?
DeSimone identifies high winds and soft soils as major structural constraints for the tall, curved tower. The engineering account describes a system that carries building loads through the structure and into a deep foundation designed for the site.
- Foundation: A concrete mat is supported by 573 auger-cast concrete piles, according to DeSimone.
- Vertical structure: Three structural cores and large sloped concrete columns form part of the load-transfer system, with the columns directing loads toward the relatively narrow foundation.
- Wind resistance: Engineering News-Record reports on the project’s curved “mega columns” and lateral-resistance design in response to hurricane-force wind requirements.
These are project-specific responses to this tower’s shape, height and site conditions, not a universal recipe for curved or sail-shaped buildings. Danilo Nanni, a principal with DeSimone Consulting Engineering, described the complexity succinctly in Engineering News-Record: “Every floor is different.”

What is inside the tower’s sky amenities?
Aston Martin reported 42,275 square feet of “Sky Amenities” across floors 52 through 55. The company’s list spans recreation, wellness, business and event spaces, including:
- A two-floor fitness centre, spa, salon and barber shop
- An art gallery, two movie theatres and a virtual golf simulator
- Business and conference rooms, plus a children’s playroom
- An infinity pool, jacuzzis, cabanas, a sky bar and lounge
- A chef’s kitchen, ballroom and private dining areas
