Mold cleanup is not just a matter of treating a stain: the moisture problem has to be corrected, and affected materials must be cleaned, dried or removed safely. Many small patches can be handled by a homeowner, but extensive water damage, contaminated water, suspected HVAC contamination or possible hidden mold are reasons to seek experienced professional help.
When should you hire a mold remediation company?
The U.S. Environmental Protection Agency (EPA) says many mold problems affecting less than about 10 square feet—roughly a 3-by-3-foot area—can be handled by the homeowner using its cleanup guidance. If the affected area is larger or the home has sustained substantial water damage, EPA advises consulting its remediation guide. This is a screening rule of thumb, not a scientific health threshold or a guarantee that a particular job is suitable for DIY cleanup. Consider professional consultation when the job involves any of the following:
- Extensive water damage or mold over about 10 square feet.
- Water that may contain sewage or other contaminants.
- Possible mold in an HVAC system. Do not run a system known or suspected to be contaminated while seeking appropriate guidance.
- Possible hidden mold, such as behind drywall or wallpaper, above ceiling tiles, beneath carpet and padding, or in HVAC components.
- Materials or cleanup conditions you are unsure how to handle, or work that calls for containment and specialized planning.
Opening concealed areas can disturb mold and release spores, so suspected hidden growth calls for caution. EPA’s area categories help guide remediation techniques; they do not establish a square-footage cutoff for health effects.

- Furniture made of wood is a high-risk area for mold, especially black mold. It contains 12 separate tests and is of high value. Take it with you to check your cabinets, wardrobes, and beds!
Can you remove a small patch yourself?
For a small, manageable area, DIY cleanup may be reasonable if you can address the moisture source and clean the affected surface without spreading contamination. EPA recommends scrubbing mold from hard surfaces with detergent and water, then drying them completely. Moldy porous materials—including carpet and ceiling tiles—may need to be discarded because mold can be difficult or impossible to remove completely from them. Follow EPA’s home cleanup guidance for the conditions and precautions that apply.
A cleaner or other consumer product may help clean a surface, but it does not correct a leak, dry a concealed cavity or remove mold from the building as a whole. If the material cannot be cleaned thoroughly, the moisture problem remains unresolved, or the affected area turns out to be larger than expected, stop and reassess the scope.

What should mold remediation include?
A sound remediation plan starts with investigating the moisture and damage—not simply treating visible growth. EPA guidance describes a process that assesses affected areas and materials, corrects the moisture problem, plans protective measures, removes or cleans affected materials, and dries the area. The plan may need to change if the work reveals additional damage. EPA’s remediation guide.
- Assess the problem. Determine the extent of moisture and mold, which materials are affected, and whether hidden areas or HVAC components may be involved.
- Find and fix the moisture source. A cleanup that leaves a leak, condensation problem or other source of dampness in place is incomplete.
- Plan containment and protection. The contractor should select appropriate personal protective equipment (PPE), containment and occupant-protection measures for the job’s size and location.
- Clean, remove and dry affected materials. The approach should distinguish between hard surfaces that can be cleaned and porous items that may need removal. The area should be dried thoroughly.
- Check the work and respond to discoveries. Ask what completion checks are planned and how the scope will adapt if additional damage is found.
For medium or large projects, EPA advises choosing a remediation manager and communicating with occupants. In some large-contamination situations, temporary relocation may be considered based on the affected area, reported health effects, debris risks and disruption.

How to choose a mold remediation contractor
EPA advises homeowners to choose a contractor with mold-cleanup experience and check references. Ask for a clear explanation of the proposed work, including how the moisture source, materials, containment and drying will be handled. Compare providers on the plan and relevant experience rather than assuming a particular service label guarantees a complete job.
- Experience and references: Ask about similar mold cleanup and the specific kind of water damage involved, then check references.
- Moisture correction: Ask what caused the dampness and how the proposed scope will correct it.
- Material-by-material scope: Ask what will be cleaned and dried, and what porous materials will be removed or discarded.
- Containment and occupant protection: Ask what PPE, containment and communication steps are appropriate for the location and scale.
- Hidden mold and HVAC: Ask whether concealed areas or the HVAC system may be affected and how that possibility changes the work plan.
- Completion and new findings: Ask how the contractor will assess the completed work and address damage uncovered during remediation. Do not assume there is one universal clearance test or guaranteed outcome.
- Local credentials: Check applicable licensing or certification requirements where the property is located. EPA’s general indoor-air-quality reference says federal regulation does not cover general IAQ professional services apart from lead and asbestos remediation, while some disciplines have their own credential requirements. Is mold testing required before or after cleanup?
EPA’s remediation planning guidance emphasizes inspection, moisture, affected materials and professional judgment; it does not make testing a mandatory pass/fail prerequisite for cleanup. Air sampling captures what was airborne at the moment of sampling and can be difficult for an inexperienced person to interpret. If a contractor proposes sampling, ask what specific question it will answer and how the result will affect the scope. A test result alone should not be treated as proof that a building is safe.

Will mold come back after remediation?
It can if moisture returns. EPA’s prevention guidance puts it plainly: “The key to mold control is moisture control. Solve moisture problems before they become mold problems!” Its recommendations include fixing leaks, watching for condensation, keeping indoor relative humidity below 60% and ideally between 30% and 50% if possible, and cleaning and drying wet or damp spots within 48 hours. A dehumidifier may help manage excess indoor humidity when dehumidification is appropriate; EPA lists it as an option when outdoor air is warm and humid. It does not repair a leak, remove existing mold or, by itself, dry a concealed building cavity.
