For children ages 3 to 4, start with dry pretend play: a toy washer, a soft basket, a few washcloths, and maybe a child-height hamper. For a child who still mouths objects, drops accessories into vents, or likes to carry water around the house, buy a dry-play model first. Water play can come later.

Before buying, measure the footprint, height, door swing, and depth. A compact plastic toy may fit in a 12-inch-deep shelf. A wooden laundry center may need 24 to 36 inches of wall width, 12 to 18 inches of depth, and enough clearance for doors to open without hitting a bed, real appliance, or hallway path.
We recommend anchoring larger play furniture, even when it is marketed as a toy. For a compact plastic washer, plan on a storage footprint of about 12 by 12 inches and a play area of at least 24 by 24 inches. For a working-water toy, add space for a towel or mat. Dry Play vs Water Play

If you are setting up water play in a finished basement, second-floor laundry room, or room with wood flooring, be conservative. A toy washer does not hold much water, but repeated small spills can still damage baseboards, seams in floating floors, and the edges of MDF play furniture.

Wood and MDF playsets feel more substantial and can visually blend into a play kitchen, mudroom, or built-in storage wall. They also demand more space and more attention to anchoring. Painted MDF edges do not love standing water, so keep water-capable toys separate from wooden cabinets unless you add a waterproof mat and enforce drying.
Good features include large knobs, simple cycle sounds, a clear door, a basket that fits inside the play area, and a drum that can be wiped. Features that require more judgment include miniature detergent bottles, small clothespins, pretend coins, and hangers. Those are fine for older children but not ideal for a 3-year-old with younger siblings in the house.
Skip any toy that has a flimsy battery door, rough plastic seams, chemical odors that do not dissipate after unpacking, unclear age labeling, or no obvious way to clean the water path.
