A Hyatt Studios extended-stay hotel is reported under construction in Port Royal’s Shell Point area, at Belleview Circle and High Tide Drive near Parris Island Gateway. Explore Beaufort SC reportedly expected it to open before 2027, but that timing is not a confirmed Hyatt opening date. Here’s what is known about the project, the brand’s reported format and the details that remain unconfirmed.
Where is the Port Royal hotel being built?
The project is identified as a Hyatt Studios hotel at Belleview Circle and High Tide Drive in Shell Point, just off Parris Island Gateway. The Island Packet reported on October 6, 2026, that it would be the first hotel in Shell Point. The report, republished by AOL, places the site near Parris Island, but does not establish travel times to local destinations.
What is Hyatt Studios, and what amenities are reported?
Hyatt Studios is described in the report as an all-suite, extended-stay format. The brand concept is intended to support guests staying longer than a typical overnight visit, with a studio-style room and shared amenities. These are reported brand features; the available account does not independently confirm that every feature will be included at the Port Royal property.
- In-room setup: a kitchen area, lounge space, desk, television and closet.
- Shared amenities: a 24-hour gym and market, self-service laundry, complimentary breakfast, and an outdoor patio with grills and fire pits.
- Connectivity: complimentary Wi-Fi.
The final suite mix and property-specific amenity list have not been established. Travelers should confirm details with Hyatt once a Port Royal property page or booking information is available.

Who might use the hotel?
The reported extended-stay concept could suit traveling workers and people relocating who need a place to stay while working on a project or arranging a move. The article also notes that the location near Parris Island may appeal to families visiting for Marine recruit graduation ceremonies. Those are potential customer groups, not guarantees of availability or convenience for a particular trip.
When is it expected to open?
Explore Beaufort SC reportedly said in a Facebook post that the hotel was expected to open before 2027. That is an attributed expectation, not a confirmed opening date or a commitment from Hyatt. The Island Packet said it had contacted Hyatt for more details but had not received a response before publication. No reservation availability was established in that report.

What is known about construction progress?
Integrated Construction posted that the foundation pour had been completed and that vertical construction was expected to resume. This is a contractor-reported milestone, not independent confirmation of the project’s full construction schedule or completion date. The available reporting does not describe a site inspection.
The Town of Port Royal’s March 2025 development report listed a “Hightide Drive Hotel” under “Lodging—Hotel (25 or more rooms).” That earlier municipal classification provides planning context, but it does not confirm the Hyatt project’s final room count, current construction stage or finished specifications.

How can you check for updates?
For municipal development information, use the Town of Port Royal Planning Department page, which provides access to its GIS Development Project Portal and planning contacts. The page names Planning Director Noah Krepps. Because the Town’s cited project report is from March 2025, check the portal or contact the department for newer municipal information rather than treating that older listing as a current construction update.
For opening and booking details, look for confirmation from Hyatt. The reported before-2027 expectation does not establish a specific date, final room count, complete amenity package or current availability.
