The Construction Consultants (TCC) has been appointed to project-manage and provide quantity-surveying services for the conversion of Mayfair House, an empty office block in Bedford, into 26 apartments. The development is intended to help meet potential demand from professionals involved in the planned Universal UK resort, but no direct contract with Universal or reserved accommodation for its workers has been reported.
What TCC is doing at Mayfair House
Construction Enquirer reports that TCC is working with Birmingham-based Box Orange Property Ltd on the project. TCC’s role combines project management with quantity surveying, which covers the development’s cost-related services. The report does not identify TCC as working for Universal on this scheme.
What the Bedford project includes
Mayfair House, on Lurke Street, is being converted from office use into 26 one- and two-bedroom apartments, with more than 16,000 square feet of residential space. The planned units are described as having fitted kitchens and bathrooms, as well as working space.
The development is intended to support both short- and longer-term stays. TCC co-founder and director Sandeep Singh Sunner said Box Orange had identified an under-used office building and an opportunity to provide accommodation while bringing the property back into use. He also said the planned resort would bring professional people seeking high-quality accommodation.

Are the apartments specifically for Universal workers?
That has not been confirmed. The report presents professionals who could be involved in the planned resort as a potential source of demand; it does not say Universal commissioned Mayfair House, that the apartments are reserved for resort staff or contractors, or that any tenants have been named.
Universally Bedford has separately described a workforce-accommodation strategy for the resort. Its 2026 report refers to monitoring after earthworks and grading, estimated for autumn 2027, and a threshold of 535 serviced-accommodation rooms for Bedford and Central Bedfordshire. It says temporary accommodation may be considered if demand remains above that threshold. These details are secondary reporting of the strategy, not independently verified here against the underlying planning document, and they do not establish a link between that strategy and Mayfair House.

When is the conversion due to finish?
Construction Enquirer reported on 5 October 2026 that completion was due later that year. That is a schedule target, not confirmation that the work has finished; the current completion status has not been established.
