Max Estates reported approximately ₹3,200 crore in presales during the first half of FY2027 (H1FY27), according to its October 6, 2026 announcement as identified in the exchange-announcement index. Moneycontrol reported that the second quarter contributed approximately ₹2,100 crore.

How Q2FY27 compared with the year-earlier quarter

Moneycontrol reported Q2FY27 presales of approximately ₹2,100 crore, compared with ₹156 crore in Q2FY26. It described that as a 1,246% year-over-year increase. That growth rate applies to the quarter-on-quarter-year comparison, not to the H1 total.

The two quarterly figures show a sharp change in booking value, but they do not establish the reason for it. Moneycontrol characterized demand across Noida and Gurugram as strong; that is the publisher’s account, not a separately established measure of cause.

Projects named in the reported breakdown

Moneycontrol attributed the following presales figures to the projects:

Project Period Reported presales
Max One Q2FY27 ₹584 crore
Estate 361 H1FY27 ₹1,747 crore, including ₹962 crore in Q2FY27

These are reported project-level booking values. They should not be added to the H1 total as though they were separate from it: Estate 361’s figure is explicitly part of H1, while Max One’s figure covers Q2.

How the H1 figure fits with FY26

Max Estates reported approximately ₹5,305 crore in presales for the full FY26, including approximately ₹3,392 crore in Q4FY26, in its April 6, 2026 investor release. That provides recent scale context, but it is a full-year figure and is not directly comparable with the H1FY27 total.

What presales do—and do not—show

Presales, also described as booking value, indicate bookings reported for a period. They are not the same as recognized revenue, cash collected, or profit. The available October 6 announcement-index entry identifies the company’s H1 release, but the detailed release was not available in the retrieved primary material. The reported figures therefore do not establish collections, cancellations, profit contribution, audited status, or recognized financial performance.
