The design-led project, credited to Sanjay Puri Architects, is described by the developer and launch coverage as featuring flexible workspaces, natural light and ventilation, measures to reduce heat and glare, and a rooftop deck. The announcement was published on October 6, 2026; the features below are reported project details, not independent site-inspection findings.
What Mahima Primus is
Mahima Primus is a commercial project comprising offices and retail space, not a residential apartment development. Mahima Group gives a size range of 1,076–3,077 sq ft on its official project page. Square Yards lists 955–3,078 sq ft, a conflicting lower bound; buyers should check the area and measurement basis for the specific unit in current project documents.
The launch article credits Sanjay Puri Architects with the architectural vision. It presents the design approach as a response to changing workplace needs, with attention to flexible floor plates, daylight, ventilation and reducing heat and glare. These are design intentions reported in launch coverage, not independently verified performance results.
Where the project is
The project is described as being at Jawahar Circle on Tonk Road, in Jaipur’s Aerocity area. Launch coverage also identifies access to B2 Bypass and JLN Marg; Mahima Group’s project page names the airport, World Trade Park and Jawahar Circle as nearby landmarks. The descriptions establish the general location, but travel-time claims differ: the launch article says about five minutes to the airport and Jawahar Circle, while the developer page says the airport is 20 minutes away. Confirm routes and journey times for the intended time of travel rather than relying on either estimate.

Design and facilities reported for the development
Mahima Group lists three levels of mechanised parking, three high-speed elevators, air-conditioned entrance lobbies, a green terrace, ground-floor showrooms and 100% power backup. Launch coverage additionally describes green spaces and a rooftop deck, and says there will be two ground-floor showrooms. These are developer and launch-coverage descriptions; prospective occupants should confirm specifications, scope and operating arrangements in project documents.
RERA registration and construction status
Mahima Group’s official project page states that Mahima Primus is registered under Rajasthan RERA number RAJ/P/2024/2988. The regulator’s underlying entry was not independently retrieved for this article, so verify the number and project details directly against the current Rajasthan RERA record before making a purchase decision.

Current completion or possession status is not established by the available dated material. The developer’s broader listing calls the project under construction, while property-portal descriptions vary. An Infomerics Valuation and Rating Limited report dated December 18, 2024 recorded construction progress at 58% at its assessment point; that is historical, not a measure of present progress. Ask the developer for current construction and possession documentation.
