Tula Residences, a 21-story condominium with 54 homes at 7918 West Drive in North Bay Village, reached its full structural height in early October 2026, according to Florida YIMBY’s October 5 report. The milestone marks completion of the tower’s vertical structure, not the opening of the building. Recent reports give different completion estimates: Q3 2027 and 2028.
Where Tula Residences is being built
The project is at 7918 West Drive, North Bay Village, Florida 33141. The municipality describes the property as an approved multifamily development under construction, referring to it as Tula Residences. What the topping-out milestone means
Florida YIMBY reported that Tula reached its full height in early October 2026. Topping out is a structural milestone: it indicates that the building has reached the top of its planned structure. It does not mean interior construction, inspections, or other work required before occupancy are complete.

How many homes and what features are planned
Tula is planned as a 54-residence condominium, including six penthouses. The project website lists standard residences at 1,590 to 2,440 square feet and penthouses at 3,700 to 4,140 square feet. These are developer-provided specifications and may change. Tula Residences’ official website

When is Tula Residences expected to be completed?
There is no consistent completion date in the recent reports. Florida YIMBY’s October 5, 2026 article anticipates completion in Q3 2027, while Floridian Development’s October 1, 2026 report says 2028. Neither source establishes a guaranteed delivery date, and the reports do not explain the difference. Construction schedules can change; buyers should seek the current estimate directly from the developer or sales team.

Florida YIMBY reports that Tula secured a $67 million construction loan from S3 Capital. The same outlet says Compass Development Marketing Group joined Brown Harris Stevens as a co-listing brokerage for sales, marketing, and broker outreach. The official project site also identifies Brown Harris Stevens in sales and marketing. These are reported financing and brokerage details, not measures of overall project cost or current unit availability.
