The project is under construction, but the reported target to wrap construction in March 2027 is not a public opening date.
What is Cannon Beach in McKinney?
Cannon Beach is a planned surf-led mixed-use resort and adventure destination in McKinney, Texas. Connect CRE reports a total development cost of $200 million. The City of McKinney also describes the resort as a $200 million project and said it was under construction in its July 13, 2026 update.
The city describes a development spanning more than 35 acres, with a surf lagoon, hotel, dining, entertainment and office space. The plans reported by Connect CRE add a broad mix of water, action-sports and resort amenities.
What construction milestone has it reached?
Connect CRE reported on October 6, 2026 that crews had completed digging the planned surf lagoon. Excavation is an early site-work milestone: it marks progress toward building the resort’s central water feature, not completion of the lagoon or the wider development.

The project’s descriptions differ on the lagoon’s size. Connect CRE reports a 3.3-acre surf pool and a $6 million pool budget; the City of McKinney’s July 2026 release describes a four-acre lagoon. Those figures come from separate descriptions and should not be treated as a single confirmed measurement.

The city’s description independently confirms the broad concept of a lagoon, hotel, dining, entertainment and offices. Connect CRE identifies Cross Architects as design lead and describes a partnership involving Cannon, the city, the McKinney Economic Development Corporation (MEDC) and the McKinney Community Development Corporation (MCDC).
When will Cannon Beach open?
Connect CRE reports that construction is expected to wrap in March 2027 and that the overall development may take about four years. These statements do not establish when the public will be able to visit. The sources cited here do not give a definitive opening date, a detailed phase schedule, or a date for ticket sales or reservations.

What visitor and economic impact is projected?
Connect CRE reports project projections of about 400,000 visitors per year and more than $2 billion in economic impact over 20 years. These are forecasts, not measured visitor totals or realized economic results. The cited sources do not identify an independent published study validating those projections.

An archived City of McKinney 2025 MCDC grant application lists a proposed $4 million infrastructure grant for Cannon Development Company, payable upon a certificate of occupancy for the surf lagoon. The application documents a proposal and its stated condition; it does not show that the grant was approved for payment or disbursed.
