SEGRO says it has started construction on the eighth phase of SEGRO Park Berlin Airport, a planned four-building development near BER. The phase is expected to provide around 55,300 m² of lettable warehouse, office and service space, with units planned to become available from January 2028.
What is planned for phase eight?
According to SEGRO’s announcement, the phase will comprise four buildings divided into 44 units. The planned total is around 55,300 m² of lettable area, with individual units ranging from around 800 to 1,800 m². The announcement describes the accommodation as warehouse, office and service space.
SEGRO identifies manufacturing, services, technology, skilled trades, urban logistics and e-commerce as target sectors. The mixed space types and unit sizes are presented as an option for businesses seeking commercial premises at the airport site; the announcement does not specify individual unit layouts or lease terms.
When are units expected to be available?
Availability is planned from January 2028. This is a forward-looking date stated in SEGRO’s announcement, not confirmation that units are complete or currently ready to occupy. Businesses considering the site should confirm current construction progress, availability and leasing details directly with SEGRO.

What sustainability features are planned?
SEGRO says the development is planned to include a 3.5 MWp photovoltaic system, green roofs on office buildings and electric-vehicle charging points. It also says it plans construction to BEG-40 standards and is aiming for DGNB Gold certification. These are announced design plans and certification ambitions; they should not be read as completed installations or an award already received.
How does phase eight relate to the existing park?
SEGRO describes the park as near Berlin Brandenburg Airport (BER), with connections to the A113, A117 and Berlin city centre. The announcement gives no journey times, so access should be assessed for each business’s routes and operating needs.
The same announcement reports that the park already has around 85,000 m² of light-industrial area and around 115,000 m² of logistics area. It also says phase seven, with around 27,500 m², was completed earlier in 2026. At the time of publication, nine of phase seven’s 20 units had been let; that is a snapshot from the announcement, not a current occupancy figure.

Tim Rosenbohm, SEGRO’s Director of Light Industrial in Germany, linked phase eight to phase seven’s leasing activity, saying it reflected demand for modern, flexible commercial space in Berlin and that the new phase would create further growth opportunities at the airport site.
