A senior-living community is planned for the northeast side of Fox Valley Mall in Aurora, with 214 units in the City of Aurora’s approved plan. The plan divides those units among independent living, assisted living and memory care. Walsh Construction is named as the contractor in the project architect’s listing, but accessible records do not confirm when vertical construction began or when the community will open.
What is planned at Fox Valley Mall?
The project is planned for 195 Fox Valley Center Drive, at the mall’s northeast corner, south of New York Street and west of Route 59. The City of Aurora’s 2022 staff report describes the 7.79-acre site as a mall surface parking lot, part of which served the former Sears building site. The petitioner is Integrated Development II; Centennial Real Estate Company is identified as the mall owner.
Project materials describe a five-story building. Planned features include dining, fitness programming and daily activities, along with roof gardens for assisted-living and memory-care residents and private balconies for independent-living units. The City’s approved plan also lists a fitness center, library, beauty salon, art center, social spaces, dining venues and bars, walking path, pickleball court and splash pad. The architect says some ground-floor common areas, including a coffee shop, salon and outdoor splash pad, are intended to be publicly accessible. These are proposed features, not confirmation that they have been built.
How many units are in the approved plan?
The City of Aurora’s 2022 plan totals 214 units:

There is a published count discrepancy: Centennial’s redevelopment page lists 212 senior-living units, whereas the City’s approved plan totals 214. The available sources do not explain whether the difference reflects a later plan iteration or another change. The figures should therefore be attributed to their respective sources rather than treated as interchangeable.

Is Walsh Construction building it, and has construction started?
SAS Architects & Planners identifies Walsh Construction as contractor and Integrated Development II as owner on its project page. City records document final-plan action in July 2022, subject to additional engineering and documentation conditions. In October 2024, the City approved acceptance of public roadway improvements and maintenance security associated with the project.
Those municipal milestones do not establish when construction of the building itself began. The architect’s project page labels the work “In Design,” a status that may be outdated; it does not confirm current progress. The accessible records do not verify a groundbreaking date or the building’s construction status as of October 7, 2026.

When will the community open?
No opening date is confirmed in the accessible project materials or City records cited here. The present operator and leasing status are also not established, so claims about move-in timing or availability should be treated as unverified until an authoritative project or operator announcement is published.
