The Actual Difference Between a Half, 3/4, and Full Bathroom

A half bath usually has a toilet and sink, a 3/4 bath adds a tub or shower, and a full bath has both. MLS and assessor definitions can vary, so check a listing’s fixtures.

In the common four-feature bathroom-counting model, a half bath has a toilet and sink; a 3/4 bath has a toilet, sink, and either a tub or shower; and a full bath has a toilet, sink, tub, and shower. A tub-shower combination can provide both bathing features. These labels are not applied identically by every MLS or local assessor, so check the fixtures and the counting convention used for a particular property.

What the bathroom fractions usually mean

The fractions describe a room’s fixtures, not its size. In the common four-feature model, the four features are a toilet, sink, bathtub, and shower.

Label Usual fixture combination What to check
Half bath Toilet and sink; no tub or shower Some sources note that other two-feature combinations may also be labeled a half bath.
3/4 bath Toilet, sink, and either a tub or a shower Confirm which bathing fixture is present; the label alone may not tell you.
Full bath Toilet, sink, tub, and shower; the tub and shower may be combined Check whether the room has both bathing features under the relevant counting rule.
1/4 bath One feature, such as a toilet in a separate room Not every listing or local glossary uses fractional labels in the same way.

These are common conventions, not a universal standard. REcolorado’s listing guide uses a four-feature framework and says a tub and shower may be combined. Realtor.com describes the usual half- and 3/4-bath arrangements while noting that alternative fixture combinations may be labeled differently. NorthstarMLS guidance dated August 21, 2026 describes a 3/4 bath as a toilet, sink, and either a bathtub or shower. Boulder County’s assessor glossary, by contrast, defines a full bath as having both a bathtub and shower, a 3/4 bath as shower only, and a half bath as having neither a tub nor shower.

Is a shower-only room a half bath?

Not under the common fixture-count convention if it also has a toilet and sink: that arrangement is usually a 3/4 bath because it has one bathing fixture. A shower by itself is not the common 3/4-bath configuration; that usual arrangement includes a toilet and sink as well. But a local listing or assessment rule may classify fixtures differently, so verify what is actually in the room.

How to compare bathroom counts in listings

  1. Identify the bathing fixture. Check whether the room has a shower, a tub, or a combined tub-shower. The common four-feature model distinguishes one bathing feature from both.
  2. Read the fixture description. Look beyond the fractional label for the listing’s details, or ask the listing agent to confirm whether a tub or shower is present.
  3. Check the applicable local rule. MLS and assessor conventions can differ. NorthstarMLS says that, for a previously owned home or new construction, only completed bathrooms should be included in its bathroom count.
  4. Compare function, not just the fraction. If you need a shower, confirm there is one rather than relying on a label whose meaning can vary.

Why the label may differ from what you expect

A fractional count is a shorthand for fixtures, but the counting authority matters. The difference between NorthstarMLS’s 3/4-bath description and Boulder County’s assessor definitions shows why two sources can assign different labels to similar fixture sets. When comparing homes, use the fixture list to understand what each room offers, then apply the relevant MLS or local assessment convention if the official count matters.
