Buy off-plan only if you can accept uncertainty about what will be delivered, when it will be ready and whether your financing will still work at completion. The plans and sales materials are not the finished home, and the contract determines what the developer may change and what recourse you have. Before signing or paying a substantial amount, have an independent conveyancer or property lawyer in the relevant jurisdiction review the contract.
What does buying off-plan commit you to?
You agree to buy a home before you can inspect the completed property. Plans, renders and display homes can help you understand the proposal, but they do not by themselves establish what the developer must build. That depends on the contract, its plans and specifications, and local law. In the UK, exchanging contracts creates a legal commitment to buy; the precise point at which a buyer becomes bound varies by jurisdiction. GOV.UK’s home-buying guidance explains the UK process.
There is no universal yes-or-no answer. An off-plan purchase may suit someone who wants a particular location or proposed home and has enough financial resilience to manage a delay, a valuation shortfall or changes allowed by the contract. If you need a fixed move-in date, depend on a mortgage offer that may expire, or cannot cover a funding gap, the uncertainty deserves particular scrutiny.
What are the main risks, and how can you check them?
The completed home or its value may differ from your expectations
The finished property may differ from the sales materials, and it could be worth less than the agreed price by completion. Compare the draft plans and written schedule of finishes with the brochure and display home. Ask which substitutions, design changes or size adjustments the developer can make, whether your consent is required, and what notice, compensation or termination right applies if a change is material. Record agreed inclusions in the contract rather than relying on verbal assurances. Your finance at signing may not be available at completion
A lender’s early or conditional approval may not bind it to lend on the same terms later. Australian Government guidance says lenders generally make a final valuation and lending decision when the home is complete. If the valuation is below the contract price, you may need to cover the difference yourself; changed finances or lending policies can also affect your borrowing. Ask your lender what conditions remain, when its offer expires, what it will require at completion and what happens if the final valuation is lower. Delays or early completion can disrupt your plans
Construction may finish later—or earlier—than the estimate. A delay can mean extra rent or temporary accommodation, a mortgage offer that needs renewal, or a mismatch with the sale of your current home. Read the contract for the estimated and contractual completion dates, permitted extensions, notice requirements, any long-stop or sunset date, and the consequences if either party does not complete on time. Check whether the developer can extend a date and on what grounds, and what happens if the home is ready sooner than expected. A long-stop date may give a buyer a right to withdraw after a substantial delay, but the contract and local law determine whether it does. GOV.UK notes that completion can be delayed or brought forward and that a long-stop date may be relevant.

Your deposit may be exposed if protections do not apply
Find out who receives and holds each reservation fee or deposit, whether it is held in trust or covered by insurance, when it can be released, and what happens if the developer becomes insolvent or the contract ends. Check the exact refund and forfeiture terms, as well as any clause allowing the developer to terminate. Deposit safeguards are jurisdiction-specific: protections described by NSW or Queensland cannot be assumed to apply elsewhere.
The advertised price may not include the full cost of ownership
Confirm in writing which finishes, appliances, landscaping, site works, utilities and other items are included. Ask for firm prices for optional upgrades and variations; treat provisional allowances as estimates, not guaranteed final costs. For an apartment, review the proposed strata or owners-corporation levies, unit entitlements, maintenance arrangements, management agreements and any embedded networks. These can affect both recurring costs and how owners govern the building. YourHome and the NSW Government identify inclusions, variations and apartment costs as matters to investigate.

Inspection and warranty rights need to be made practical
Ask when an independent building assessor can access the site, whether stage inspections are permitted, how defects must be reported, and whether unresolved items affect completion or are handled afterward. Obtain the actual warranty documents before relying on a sales description: check the provider, start date, covered work, exclusions, claim route and deadlines. In the UK, GOV.UK says most new-build homes have a 10-year warranty for major structural problems and a 2-year warranty for general defects; it also cautions that cover may not extend to the whole property or attached land. Confirm the cover for the specific home. An inspection tool, including a moisture meter, cannot replace a qualified inspection or establish on its own that a defect exists.
What should you review before signing?
- Verify the project and parties. Confirm the identity and track record of the developer and builder. Ask what approvals, registrations and construction milestones remain, and whether the land title, subdivision or plan registration is complete. For a house-and-land package, understand how the land and construction contracts interact and whether the block size could change before subdivision is complete.
- Get the complete contract pack. Have your local lawyer or conveyancer review the contract, disclosure documents, plans, finish schedule, by-laws and any management or service agreements. Ask them to explain the reservation fee, deposit arrangements, permitted releases, default provisions and the practical effect of termination clauses.
- Stress-test the purchase against your circumstances. Work through a lower completion valuation, reduced borrowing capacity, a mortgage offer expiring before completion, extra accommodation costs and a delayed sale of your current home. Ask your lender directly about its completion-stage requirements and the time needed to renew or replace an offer.
- Arrange an inspection plan. Identify an independent assessor or surveyor, agree when site access may be possible, and understand how to document and report defects. Keep written records of agreed variations and check that they are reflected in the completed work, as far as your contract and access rights allow.

How should you compare off-plan with another property?
Compare a specific off-plan home with the actual alternatives available to you, including a completed home if relevant. Use the same assumptions for each and assess these factors together:
- Total price, likely value at completion and your ability to cover a valuation shortfall.
- Deposit security and the conditions for refund, release or forfeiture.
- Developer delivery record, remaining approvals and construction milestones.
- How much the specification can change, and what recourse you have if it does.
- Completion timing, extension rights and your ability to absorb a delay or early completion.
- Inspection access, warranty scope and any applicable building-protection scheme.
- For apartments, recurring levies and other ownership or management costs.
Off-plan is a more defensible choice when the contract protections, finance plan and cash reserves match the uncertainties you are accepting. If a change in timing, a lower valuation or a material specification change would make the purchase unworkable, resolve that exposure with your adviser before you commit—or compare a property you can inspect now.
