There is no single all-in percentage that is reliable for every Spanish purchase: the property’s classification, autonomous community, tax base and financing terms all matter.
What costs are there when buying a home in Spain?
Build your estimate from actual figures for the property and transaction, rather than adding a blanket percentage to the asking price. Separate one-time purchase cash from ongoing ownership expenses so you can see both what you need to complete the purchase and what the home may cost afterward.
- Purchase tax: determine whether the sale is subject to VAT (IVA) or transfer tax (ITP), and check any purchase-related stamp duty (AJD) under current regional rules.
- Purchase deed and registration: obtain estimates for formalizing the purchase and registering ownership.
- Optional professional services: include any lawyer, gestor, tax adviser, surveyor or translator you decide to hire.
- Mortgage costs payable by you: use the lender’s offer and documentation to identify buyer-paid expenses.
- Move-in costs: account for immediate repairs, renovation, furnishing, moving and utility setup where relevant.
Ask which amounts are due before completion and which will be invoiced later. Keep recurring costs—such as IBI (local property tax), community charges, utilities, insurance, maintenance and mortgage repayments—in a separate ownership budget.
How does the tax change for a new home versus a resale?
Qualifying first delivery of a dwelling
A qualifying first delivery by a developer is generally subject to VAT (IVA). Punto de Acceso General, the Government of Spain’s tax portal, gives a 10% rate for dwellings and 4% for specified officially protected or public-promotion housing in its update dated 20 March 2026. These are tax rates on the specified sale categories, not estimates of total buying costs. Eligibility and classification matter: the portal describes a first delivery as normally a home acquired from the developer after completion, subject to its stated prior-use exception. Used home or sale by a private individual
A used home or a sale by a private individual is generally subject to ITP (Impuesto sobre Transmisiones Patrimoniales, transfer tax) rather than VAT. The autonomous community where the property is located administers the tax, and regional rates and rules differ. Check the current official guidance for that community; a rate from one region should not be treated as a Spain-wide figure. Government tax portal: deliveries of goods subject to VAT.
Purchase-related AJD and seller-side tax
AJD (Impuesto sobre Actos Jurídicos Documentados, stamp duty) sits within the ITPAJD tax system, but there is no universally applicable buyer rate established here for every purchase deed. Check current regional guidance and transaction-specific advice. Do not confuse purchase-related AJD with costs connected to a mortgage deed, which have separate allocation rules.

The consolidated BOE statute provides a 6% fallback real-estate transfer rate where an autonomous community has not approved a rate. That is a statutory fallback, not a rate that applies throughout Spain. BOE: consolidated ITPAJD statute.

What should you allow for the purchase deed and Property Register?
Set aside the amounts quoted for formalizing the purchase deed and registering ownership, but obtain estimates for the particular property and transaction. National guidance explains the roles of notaries and the Property Register, recommends registration to protect ownership, and does not provide a complete universal current fee table. Before paying or completing, check Property Register information for the recorded owner and charges, such as mortgages or attachments. Official guidance says the record can also indicate whether community charges and IBI are current. Which mortgage costs should a buyer include?
Do not assume every mortgage-related expense falls to the buyer—or that none do. Punto de Acceso General’s consumer guidance, updated 30 March 2026, states: “Los gastos ocasionados por la inscripción de la hipoteca en el Registro de la Propiedad corresponden a la entidad financiera” (“The costs arising from registration of the mortgage in the Property Register are borne by the financial institution”). Mortgage credit agreements are regulated by Law 5/2019, and the same government material explains the required prior notarial information act. It does not itemize every possible buyer-side mortgage cost. Review the lender’s offer and ask which expenses remain yours, including any valuation or advisory costs, before setting your cash target. How to build a property-specific cash budget
- Write down the agreed price and the sale classification. Establish whether the home is a qualifying first delivery, a resale or another type of transaction; unusual facts may affect the classification.
- Identify the tax rules for the property’s location. Check the relevant autonomous community’s current official rules for ITP and purchase-related AJD, or confirm the applicable VAT rate and eligibility for a qualifying new home. Establish the tax base rather than assuming it equals the asking price.
- Get written transaction estimates. Ask for estimates for the purchase deed and Property Register, and quotes for any legal, tax, survey, translation or other professional services you choose.
- Ask your lender to identify buyer-paid expenses. Use the actual mortgage offer and documentation, distinguishing your costs from the institution’s mortgage-registration costs.
- Price the move-in work. List any immediate renovation or repairs, furnishing, moving and utility setup before deciding how much cash to keep available.
- Make a separate recurring-cost budget. Estimate IBI, community charges, utilities, insurance, maintenance and mortgage repayments as ongoing ownership expenses, not one-time purchase charges.
- Confirm timing and totals before signing. Ask which payments are due before completion and which are billed later, then update the estimate with confirmed tax calculations and written quotes.
How to compare two homes fairly
Compare properties using the same categories, not just their asking prices. A lower price may still require more cash if the applicable tax, condition or financing differs.
- New-build or resale classification and resulting tax treatment.
- Autonomous community, local charges and applicable tax rules.
- Purchase price and confirmed tax base.
- Property condition and the cost of immediate work.
- Cash deposit, mortgage amount and lender-confirmed buyer expenses.
- Recurring IBI, community and utility expenses.
The precise total cannot be established from a national rule of thumb alone. It depends on the autonomous community, purchase date, sale classification, buyer eligibility, price and tax base, and the mortgage offer. Use the applicable regional tax authority’s guidance and actual written professional and lender quotes to arrive at a transaction-specific figure.
