What to Check Before Buying a Home Near a New Gas Station or Travel Center

A practical guide to checking a proposed gas station or travel center, reviewing public records and studies, and assessing site-specific questions before buying nearby.

Before buying, investigate the specific proposal and the specific property—not just how close the home is to a gas station. Confirm what approvals remain, review the plans and available impact studies, and check official records for nearby fuel-tank releases or cleanup. The risks and review requirements depend on local rules, site conditions, and the facility’s layout; distance alone cannot establish whether a home is safe or affected.

What project is proposed, and what decisions remain?

Start with the local city or county planning office. Get the project’s exact name, parcel location, applicant, current approval stage, lead planning body, and date of the next public decision. Ask which zoning, land-use, site-plan, building, fire, and environmental approvals apply in that jurisdiction. Requirements and terminology vary by location and project.

Request the application, site plan, staff reports, public notices, and instructions for submitting comments. Ask whether any review or comment period is open and what decisions the public body still has to make. A proposal that has been submitted is not necessarily approved, and the relevant documents should show which approvals are pending.

The U.S. Environmental Protection Agency (EPA) does not issue every permit. Some federal permits are handled by EPA, while many environmental programs are administered by state, tribal, territorial, or municipal authorities; those authorities may also have their own requirements. EPA’s permitting overview recommends contacting the relevant authority for project-specific information. Confirm with local planning staff and the state environmental agency which agency controls each approval.

Which plans and impact studies should you read?

Ask for the records available for the project. Depending on local law and project scope, the file may include an environmental document, staff analysis, traffic impact study, noise and vibration study, air-quality or health-risk analysis, drainage and water-quality plan, and public comments or responses. Not every project will have each document.

Record What to look for
Site plan and application Facility boundaries, buildings, fuel areas, driveways, truck access, nearby homes, and proposed screening or other mitigation.
Traffic study Truck routes, turning movements, queues, driveway locations, and effects on nearby intersections.
Noise and vibration study Operating assumptions, hours, idling or loading activity, nearby receptors, and proposed noise controls.
Air-quality or health-risk analysis What sources and operating conditions were assessed, which nearby locations were considered, and what assumptions or mitigation the analysis uses.
Drainage and water-quality plan How runoff is managed and what measures are proposed to protect water quality.
Staff reports and public comments Agency concerns, responses to comments, conditions under consideration, and unresolved issues.

Documents are not uniform across jurisdictions. For example, a 2026 California gas-station and convenience-store project file included review topics such as air quality, hazards and hazardous materials, noise, and transportation, with separate air-quality, focused health-risk, noise and vibration, and traffic appendices. That illustrates what one project file may contain; it is not a checklist required everywhere.

How could the facility’s layout affect this property?

For a travel center in particular, compare the actual site plan and study assumptions with the home’s position, orientation, and expected use. Look beyond the parcel boundary to the routes and places where vehicles may accelerate, turn, queue, idle, or load. EPA identifies heavy vehicular traffic as a potential concern around fuel-dispensing facilities, but that guidance does not predict conditions at an unspecified home.

  • Trace truck access routes and identify whether they pass the home or nearby intersections.
  • Locate driveways, turning areas, and places where vehicles could queue.
  • Check the operating hours and activities assumed in the traffic and noise studies, including idling if addressed.
  • Compare proposed lighting and screening with the home’s windows, outdoor areas, and orientation.
  • Read the stated mitigation measures and check whether they appear in proposed approval conditions or other enforceable project documents.

Do not treat a promise in a presentation or a study assumption as proof that a measure is required. Check the approval documents and ask the responsible agency how proposed conditions would be enforced.

What should you check about underground tanks and contamination?

Search the state environmental agency’s leaking underground storage tank (UST) and cleanup records for the proposed facility and nearby properties, including the home. Ask the local agency whether it has records of tank registrations, releases, investigations, corrective actions, monitoring, or closure documentation. If a record appears relevant, request its current status and the underlying reports rather than relying on a database label alone.

EPA explains that leaking USTs can contaminate soil and groundwater, and that petroleum vapors may move into buildings, sewers, and utility corridors. Vapor intrusion occurs when vapors from subsurface sources enter buildings. EPA’s “Learn About Underground Storage Tanks” page states: “Benzene, a known carcinogen, is a toxic contaminant found in petroleum.” These are reasons to examine actual site records; they do not establish that a proposed new facility has leaked or that a particular home is affected.

If records show a release, a nearby plume, unusual site conditions, or unanswered questions about vapor, ask the state regulator what investigation has been completed and whether a qualified environmental professional should evaluate the property. EPA describes screening tools for buildings near leaking UST sites, but a model or generic consumer detector is not a substitute for site-specific investigation and applicable state guidance.

Is distance from the station enough to judge risk?

No universal residential setback threshold is established by the sources cited here. EPA’s fuel-dispensing guidance identifies potential issues including air pollution, soil and groundwater contamination, vapor intrusion, and heavy traffic, and recommends case-specific evaluation with appropriate authorities. Its screening perimeter is written for prospective school locations; it is not a residential setback rule and should not be used to declare a home safe or unsafe.

Distance can provide context, but the site’s conditions and pathways matter: for example, where traffic travels, whether a release is documented, and whether subsurface vapors could reach a building. The applicable local standards and any property-specific finding must be established from the project location and records.

How should you compare two homes or project proposals?

Use the same evidence categories for each option, and distinguish documented findings from unanswered questions. A closer property is not automatically the worse choice, and a mitigation commitment matters only to the extent it is clear and enforceable.

Comparison factor What to compare
Approval status Which decisions remain, the certainty of approval, and any open public review.
Location and operations Distance and orientation relative to truck routes, access points, queues, and facility activity.
Tank and cleanup history Documented releases, investigation and remediation status, monitoring, and closure records.
Study quality and scope Whether traffic, noise, air, and water analyses address the relevant site conditions and nearby properties.
Mitigation What measures are proposed, where they appear in approval documents, and whether the responsible agency will enforce them.
Regulatory findings Which agency reviewed the issue and what it concluded about the site-specific record.

The records and agency conclusions may not establish an impact on a particular home or any effect on its market value. Do not infer either from proximity alone.

When should you bring in an environmental professional?

Consider consulting a qualified environmental professional if official records reveal a release or nearby plume, if the home or site has unusual conditions, or if material vapor or contamination questions remain unanswered after speaking with the regulator. Ask the professional to explain the scope of any proposed evaluation, which records and pathways it addresses, and how its work relates to state guidance. A general inspection or consumer monitor cannot resolve a site-specific contamination question by itself.

A practical due-diligence sequence

  1. Identify the project name, parcel, applicant, approval stage, responsible planning body, and next decision date.
  2. Obtain the application, site plan, staff reports, environmental documents, public comments, and available traffic, noise, air or health-risk, and water studies.
  3. Search state and local UST and cleanup records for the proposed facility and the home; request investigation, remediation, monitoring, and closure information where relevant.
  4. Compare truck routes, access points, likely queues, operating hours, noise, lighting, and proposed mitigation with the property’s layout and expected use.
  5. Confirm which agency administers each permit or review, and ask it directly about unresolved site-specific issues and public comment deadlines.
  6. If contamination or exposure questions remain material, consult the relevant regulator and a qualified environmental professional before relying on generalized distance rules.
