Roach-Proof Your House: A Builder’s Guide to Getting Them Out and Keeping Them Out

To get rid of roaches for good, you need two jobs working together: pest control and building repair. Bait and traps reduce the active population. Cleaning, drying, sealing, and exclusion remove the reasons roaches chose the house in the first place.

The fast answer is this: identify the roach, map where they are active with sticky traps, vacuum visible roaches and debris, remove competing food and water, use targeted gel bait or Bait Stations, and repair the gaps and moisture defects that let them live behind the walls, cabinets, appliances, drains, and crawlspace entries. Spraying the baseboards and hoping for the best is usually why roaches come back.

On our job sites, we treat pest prevention the same way we treat water intrusion or air leakage: find the path, fix the source, and verify the result. Roaches are not just a housekeeping issue. Cockroach body parts, saliva, and droppings can worsen asthma and trigger allergic reactions, so a real plan protects both the structure and the people living in it.

Start With the Species, Not the Spray

Different roaches point to different building problems. If you skip identification, you can spend money in the wrong place.

German Cockroaches

German cockroaches are the main indoor roach in kitchens and bathrooms. They are small, fast, and usually found near warmth, food, and water: behind refrigerators, under sinks, around dishwashers, inside cabinet voids, under microwaves, near trash pullouts, and around plumbing penetrations.

If you see small roaches during the day, find egg cases, or catch several on traps inside cabinets, treat it as an active infestation. German roaches usually need interior baiting, monitoring, sanitation, and follow-up. One pass is rarely enough.

American Cockroaches

American cockroaches are larger and are often tied to sewers, floor drains, basements, boiler rooms, crawl spaces, sump areas, wet utility rooms, and exterior debris near the foundation. If the roaches are large and appearing near drains, basement doors, laundry rooms, or crawlspace access panels, the repair list should include drainage, Door sweeps, pipe gaps, vent screens, sewer cleanouts, and moisture sources.

Other species, including Oriental, smoky brown, and brown-banded roaches, have their own patterns. The practical point is simple: the roach tells you where to inspect.

Make a 72-Hour Roach Map

Before you start sealing every crack or applying products, place sticky traps so you know where the activity is strongest. Traps are monitors, not the cure, but they make the cure smarter.

Use 10 to 20 glue boards in an average single-family house with kitchen and bath sightings. Number each trap with a marker and place them flat against walls or inside corners where roaches travel. Good locations include behind the refrigerator, beside the dishwasher, under the kitchen sink, near the trash cabinet, behind the toilet, below vanities, beside the water heater, near the washer, in pantry corners, and along basement or crawlspace entry points.

Leave traps in place for 24 to 72 hours. Record the count on each trap. If trap 3 under the sink catches 18 roaches and trap 9 by the pantry catches 1, you know where to bait, clean, and repair first. After treatment, replace the traps and check again weekly. Falling trap counts mean the plan is working. Flat or rising counts mean there is still a food, water, shelter, or entry problem.

Clean Like You Are Removing Bait Competition

Roach bait works best when it is the best available food. Crumbs, grease film, pet food, recycling residue, dirty floor edges, and uncovered trash all compete with bait. Cleaning is not about making the house look perfect; it is about removing calories and water from roach travel routes.

Start by vacuuming live roaches, droppings, shed skins, and egg cases. Use a vacuum with a hose and crevice tool. Focus on cabinet corners, drawer slides, appliance sides, toe-kick gaps, baseboard cracks, the floor under the refrigerator, and the wall behind the stove. Dispose of the vacuum contents in a sealed bag outside the living area.

Then degrease the kitchen. Pull the range if it can be moved safely. Clean the sides of appliances, backsplash seams, cabinet faces near cooking areas, the floor-wall joint, and the underside of lower cabinets. Empty crumbs from toaster trays. Rinse bottles and cans before recycling. Use trash cans with tight lids. Feed pets on a schedule and remove food bowls overnight.

In bathrooms and laundry rooms, remove damp towels from floors, rinse hair and soap buildup from drains, and keep cleaning products organized so traps and bait can be placed accurately. Clutter matters because cardboard, paper bags, stacked food boxes, and crowded under-sink cabinets create warm, dark shelter.

Use Baits, IGRs, and Dusts Correctly

Integrated pest management sources consistently favor targeted baits over broad sprays for indoor roach control. Pesticides alone will not solve a roach problem, but well-placed bait is one of the strongest tools when sanitation and exclusion are handled at the same time.

Gel Bait

Use many small placements instead of a few large blobs. A practical size is a pea-sized dot or a thin 1/4-inch line placed directly in cracks, hinges, cabinet corners, behind appliances, and near plumbing penetrations. In a kitchen with active German roaches, 20 to 40 small placements may outperform 4 oversized placements.

Do not spray over gel bait or place bait on freshly sprayed surfaces. Repellent residues can make bait unattractive. Refresh bait when it is consumed, dusty, or dried out. If activity continues after several weeks, especially with German roaches, rotate to a different bait formulation or active ingredient.

Bait Stations

Bait stations are useful where gel bait is hard to protect, including pantries, utility rooms, garages, and homes with pets or children. Place stations along edges and corners, not in the middle of the room. Check them every 1 to 2 weeks during an active problem.

Insect Growth Regulators

An insect growth regulator, or IGR, does not give the satisfying immediate knockdown of a spray. Its job is to disrupt reproduction and development. For German roach infestations, a pro may pair bait with an IGR as part of a follow-up program. Homeowners using any pesticide product should read and follow the label exactly.

Boric Acid and Silica Dust

Dusts can work, but only when placed correctly. Use a light application in dry, inaccessible voids and cracks. Do not leave visible piles on counters, floors, shelves, food areas, or anywhere children or pets can contact it. Heavy dust deposits can repel roaches and create exposure risk.

Good dust locations include dry wall voids, closed plumbing chases, behind escutcheon plates, and inaccessible cabinet voids. Bad locations include open cabinet shelves, countertops, pet areas, and damp spaces under active leaks.

Skip Foggers and Baseboard-Only Spraying

Foggers and broad indoor sprays are common mistakes. They can increase pesticide exposure, aggravate sensitive occupants, miss hidden harborages, and scatter roaches deeper into walls or adjacent rooms. They also do little to egg cases and can interfere with bait programs.

If a product label says to use it only in a specific way, that is the legal instruction. Pesticide labels are not suggestions. Do not mix products, exceed label rates, apply products to food-contact surfaces, or use outdoor-only products indoors.

For asthma-sensitive households, young children, older adults, pregnant occupants, or anyone with respiratory concerns, be especially conservative. Prioritize vacuuming, traps, sanitation, exclusion, moisture repair, and professional product placement over airborne treatments.

Fix the Water First

Roaches can live on tiny food sources, but water is often the building defect that keeps them established. A dry house is harder for roaches to use.

Inspect under every sink with a flashlight. Look for stained cabinet bottoms, swollen particleboard, damp traps, loose slip nuts, dripping supply stops, and condensation on cold pipes. Check the dishwasher supply line and drain hose. Look behind the refrigerator if it has an icemaker or water dispenser. In bathrooms, check toilet supply valves, wax ring staining, tub access panels, vanity drains, and exhaust fan performance.

In basements and crawl spaces, check sump lids, foundation seepage, open crawlspace doors, disconnected dryer vents, wet insulation, condensate lines, and plumbing penetrations. American roaches are especially comfortable in damp utility and crawlspace conditions.

Small fixes may cost less than $25 in parts: a trap washer, supply-line replacement, tube of sealant, or drain cover. Larger repairs can run into hundreds or thousands if there is damaged cabinetry, drywall, subflooring, drain repair, crawlspace moisture control, or mold-adjacent cleanup. That cost variance is why a good roach plan separates pest treatment from building repair instead of pretending one invoice covers everything.

Seal Entry Points and Harborages Like a Builder

Exclusion is finish carpentry plus building science. The goal is to close the gap without trapping moisture, blocking required ventilation, or creating a repair that fails after one cleaning.

Use paintable acrylic latex or siliconized acrylic caulk for small interior gaps under 1/4 inch where movement is limited. Use high-quality polyurethane or exterior-rated sealant for exterior joints that see weather and movement. For larger penetrations around pipes, pack the void with copper mesh or stainless mesh first, then seal around it. Foam alone is easy to chew or push through and should not be the only defense in pest-prone gaps.

Common repair points include sink cabinet pipe holes, dishwasher hose penetrations, gaps behind escutcheon plates, baseboard gaps behind appliances, cabinet toe kicks, wall-floor joints in utility rooms, dryer and utility penetrations, crawlspace access doors, garage-to-house thresholds, and exterior wall penetrations for hose bibs, AC lines, electrical service, and cable.

Door sweeps matter. A 1/4-inch gap under an exterior door is enough for many pests. Replace torn sweeps and adjust thresholds so daylight is not visible under the door. Typical DIY sweep materials run $10 to $40. A more involved threshold repair can cost $20 to $100 in materials before labor.

For vents and crawlspace openings, maintain required ventilation and combustion-air rules. Use corrosion-resistant screen or pest-rated vent covers where appropriate. Do not permanently block a vent, drain, or appliance opening unless you understand what it serves.

Watch Drains, Sewers, and Utility Areas

Large roaches near drains deserve a different inspection path than small roaches in a toaster cabinet. Floor drains, sump pits, sewer cleanouts, basement bathrooms, laundry standpipes, and rarely used drains can all support activity.

Clean drain strainers and remove organic buildup. Keep trap seals wet in rarely used drains by running water periodically. Install tight-fitting drain covers where appropriate. Inspect sewer cleanout caps and replace missing or cracked covers. Check that sump lids are properly fitted and that penetrations through the lid are sealed without blocking pump operation.

Outside, pull mulch and leaf litter back from the foundation. Keep trash bins sealed and away from doors when practical. Trim vegetation that touches siding. Check crawlspace doors, basement windows, and utility penetrations after storms, because wet exterior conditions often push roaches toward drier indoor shelter.

When to DIY and When to Hire a Pro

DIY is reasonable when you have a one-off outdoor roach, a small number of large roaches tied to an obvious door or drain issue, or light trap counts that drop quickly after cleaning, baiting, and sealing. A homeowner with patience can buy traps, gel bait, caulk, mesh, and a door sweep for less than many single service calls.

Hire a professional if you suspect German roaches, see roaches during the day, find egg cases, keep catching roaches after 2 to 4 weeks of careful DIY, have asthma-sensitive occupants, live in a multifamily building, or see activity spreading from one room to another. Also hire help when the repair side involves plumbing, crawlspace moisture, sewer components, electrical penetrations, cabinet removal, damaged drywall, or permit-sensitive work.

After a professional treatment, ask for specifics: species identified, products used, label and SDS information, bait locations, follow-up interval, warranty terms, and a written exclusion or moisture repair list. A good pest pro should be able to tell you where the building is helping the roaches survive.

Special Rules for Apartments and Rentals

In multifamily buildings, roach control has to be coordinated. Treating one unit while adjacent units, trash rooms, utility chases, laundry rooms, or shared walls remain active often produces short-lived results. Roaches can move through plumbing walls, electrical penetrations, shared cabinet backs, hallways, and service spaces.

Landlord and tenant responsibility depends on the lease, state law, local housing code, and the cause of the infestation. Many property maintenance codes require structures to be kept sanitary and pest-free, but responsibility can shift when infestation is tied to tenant sanitation, owner maintenance, building defects, or neighboring units. If you rent, document sightings with dates, trap photos, repair requests, and written communication. If you own or manage a building, coordinate treatment and repairs across affected units and common areas.

A Practical 30-Day Roach Plan

Day 1

Identify the roach if possible. Place numbered sticky traps in kitchens, baths, laundry rooms, utility rooms, and basement or crawlspace access points. Photograph or write down locations.

Days 2-3

Read trap counts. Vacuum roaches, droppings, shed skins, and egg cases. Deep clean the hot spots. Remove cardboard and clutter near food, water, and warmth.

Days 3-7

Place gel bait or bait stations near the highest-count traps and suspected harborages. Fix obvious leaks. Tighten trash storage. Remove pet food overnight. Do not spray over bait.

Week 2

Recheck traps. Refresh bait that is gone, dirty, or dried out. Seal small gaps after the active area is under treatment. Repair door sweeps, pipe penetrations, cabinet gaps, and drain covers.

Weeks 3-4

Compare trap counts to the first map. If counts are sharply lower, keep monitoring and finish exclusion repairs. If counts remain high, expand inspection to adjacent rooms, wall voids, drains, crawl spaces, or neighboring units. For German roaches or persistent activity, bring in a pro.

Keep Them From Coming Back

Long-term prevention is not complicated, but it is repetitive. Keep food sealed, clean grease before it builds into a film, use tight trash lids, rinse recycling, dry sinks at night during active periods, fix leaks quickly, and keep storage off the floor where possible.

Inspect vulnerable areas quarterly: under sinks, behind appliances, around water heaters, near floor drains, at exterior doors, in the garage, and at crawlspace access points. Replace worn sweeps before daylight shows. Re-caulk failed joints. Keep mulch, leaves, and stored materials away from the foundation. In humid areas, manage crawlspace and basement moisture before it becomes a pest invitation.

The best roach control does not depend on seeing roaches first. It keeps the house tight, dry, cleanable, and easy to inspect. That is where construction quality and pest management overlap.
