35 Modern Living Room Ideas That Feel Current, Built-In, and Built to Last

A modern living room should feel clean, comfortable, and easy to live in five years from now. The best ones are not built around one trendy sofa or a paint color. They are built around proportion, lighting, circulation, durable finishes, concealed wiring, storage, and a few warm materials that make the room feel finished.

For most US homeowners in 2026, a living room remodel falls between $2,500 and $15,000, with many average projects landing near $8,000. A cosmetic refresh can stay under $5,000. A larger project with custom built-ins, fireplace work, new electrical, flooring, or structural changes can move past $20,000 to $30,000. On our job sites, the expensive surprises usually come from the parts homeowners cannot see in inspiration photos: bad subfloors, no attic access for wiring, load-bearing walls, fireplace clearances, old plaster, mismatched flooring, and missing blocking for heavy shelves or TVs.

Use the ideas below as a practical menu. Some are weekend upgrades. Others need a licensed electrician, carpenter, fireplace contractor, or general contractor. The goal is not to copy a showroom. It is to build a living room that works for your house, your family, and your budget.

1. Create a Measured Furniture Plan

Measure wall lengths, window openings, door swings, fireplace depth, ceiling height, and the distance to adjoining kitchen or dining areas. Keep main walkways around 36 inches wide where possible. Secondary paths can work at 30 inches, but anything tighter starts to feel like furniture is in the way.

For sofas and chairs, leave about 16 to 18 inches between the coffee table and seating. A TV wall usually feels better when the screen center is near seated eye level, often around 42 to 48 inches from the floor, though fireplaces can complicate that. 14. Add Acoustic Softness

Modern rooms with hard floors, drywall, glass, and minimal furniture can sound harsh. Rugs, lined draperies, upholstered chairs, fabric sofas, books, and acoustic-backed art can reduce echo. This is especially useful in open rooms with vaulted ceilings or large glass doors.

20. Add a Full-Wall Media Built-In

A built-in media wall can combine closed storage, open display shelves, a TV recess, concealed wiring, and lighting. Simple modular or semi-custom systems may cost a few thousand dollars. Full-wall site-built cabinetry with paint-grade or stain-grade millwork, outlets, lighting, and fireplace integration can reach five figures.

21. Use Closed Storage at the Bottom

26. Keep Combustible Materials Out of Clearance Zones

Wood mantels, trim, shelves, and cabinets must meet fireplace clearance requirements. The correct clearance depends on the fireplace type and manufacturer. Do not assume a photo online is safe. 27. Plan the TV Around Heat and Viewing Comfort

A TV above a fireplace may be acceptable, but it is not automatic. Check wall temperature during operation, mantel projection, fireplace type, and viewing height. If the screen ends up too high, a side media cabinet or adjacent TV wall may be more comfortable.

28. Use Large Slabs or Simple Tile Layouts

30. Open the Living Room to the Kitchen or Dining Area

Open-concept work can make a home feel larger, but it is rarely just wall removal. Budget for structural evaluation, beam sizing, engineering if required, temporary support, drywall repair, ceiling texture matching, flooring patching, relocated switches, HVAC changes, and inspections. Finish-focused remodel work may run about $10 to $60 per square foot, while areas affected by structural changes and multiple trades can reach $75 to $150 per square foot.

31. Add a Cased Opening Instead of Removing the Whole Wall

A wide cased opening can improve sightlines while preserving some separation, furniture placement, and structural simplicity. In many homes, this feels more timeless than removing every wall. It can also reduce flooring and ceiling patching compared with full open-concept construction.

32. Improve Natural Light With Larger Openings

Permits, Safety, and Code Notes

Permit rules vary by city and county, but living room work often needs permits when it includes structural changes, new or modified electrical circuits, HVAC changes, new windows or exterior doors, fireplace changes, or alterations to load-bearing walls. Cosmetic work such as painting, furniture, rugs, and simple decor usually does not require a permit.

Plan a permit allowance of roughly $100 to $500 for modest scopes, but structural, electrical, HVAC, or window and door changes can require separate permits, plan review, engineering, and inspections that cost more depending on jurisdiction. When a project affects electrical systems, sleeping areas, or nearby hallways, local inspectors may require alarms to meet current standards. This is a small line item compared with the cost of rework after inspection.

Fireplaces deserve special attention. Good DIY work can absolutely improve a living room. The line is usually crossed when the work affects safety, structure, concealed utilities, or permanent finishes that are expensive to repair.

Most homeowners can handle furniture planning, decor, simple curtain installation, art hanging, rug selection, minor patching, and repainting if the walls are in decent condition. Handyman or Specialty Trade Projects

Hire help for finish carpentry, trim upgrades, door replacement, minor drywall repair, basic fixture swaps, and some semi-custom storage installations. Electrical fixture swaps should still follow local rules, and any new wiring should be handled by a licensed electrician.
