Reupholstering Furniture the Right Way: Costs, Fabric Choices, and When It’s Worth It

Reupholstering furniture is worth considering when the piece has a solid frame, fits your room well, carries sentimental value, or would be expensive to replace at the same quality level. It is usually not the cheapest way to get a couch. In 2026, many standard sofa reupholstery jobs in the United States fall around $900 to $2,500, while sectionals, leather pieces, antiques, tufting, spring repairs, and premium fabrics can push the bill to $3,000 to $4,500 or more.

The practical question is not simply, “Can this be recovered?” The better question is, “Does the frame, comfort, room fit, and finished value justify the labor and fabric?” On our remodeling and finish carpentry projects, we look at upholstery the same way we look at built-ins, flooring, trim, and cabinetry: the visible surface matters, but the structure underneath decides whether the investment holds up.

A quality reupholstery job is more than stapling new fabric over old material. The best work strips the piece down, inspects the frame, repairs loose joints, tunes or replaces webbing and springs, refreshes foam and batting, patterns the new fabric, sews seams and welt cord, and installs the cover under even tension. Done right, it can make a good piece look custom and feel better than many new retail options. Done poorly, it can hide problems for a year and then sag, wrinkle, squeak, or smell.

What Reupholstering Furniture Actually Includes

For a simple dining chair seat, reupholstery may mean removing staples, replacing a thin layer of foam, wrapping new batting, and stapling on new fabric. That can be a half-hour to two-hour job per seat depending on the chair and the condition of the board.

For a sofa, wing chair, recliner, banquette, or antique, the scope is much larger. A professional upholsterer may remove hundreds of staples or tacks, label old fabric panels, inspect the frame, evaluate springs, add webbing, replace foam, cut fabric from templates, sew boxing strips and cushion covers, apply welt cord, install decking fabric, and finish the underside with cambric dust cover. If the piece has skirts, nailhead trim, channel backs, tufting, curved arms, loose cushions, or a patterned fabric that must match across seams, labor rises quickly.

That labor is the reason reupholstery can cost more than a new mass-market sofa. You are paying for skilled teardown, pattern work, sewing, padding, fitting, and finishing. With a strong frame and the right fabric, that can be a smart investment. With a weak frame, it can be an expensive cover-up.

Start With the Frame: The Make-or-Break Inspection

Before you price fabric, inspect the furniture like a builder. The frame tells you whether the piece deserves the work.

Lift one end of the furniture. A well-made sofa or chair usually has some weight to it because the frame is hardwood or high-quality plywood rather than light particleboard. Set it back down and see whether all legs touch the floor evenly. Rock it gently from the arms and back. If the frame racks, twists, or clicks at the joints, that movement must be repaired before fabric goes on.

Look underneath if you can. Better frames often have corner blocks, glued and screwed joinery, solid rails, and webbing or spring systems that can be serviced. Lower-cost frames may rely on stapled particleboard, thin plywood, plastic support pieces, or weak metal plates. Reupholstering a poor frame is like installing premium countertops on cabinets that are falling apart.

Good Candidates for Reupholstery

The best candidates are hardwood-frame sofas, quality armchairs, antiques, heirloom pieces, custom-sized furniture, built-in banquettes, window seats, and pieces with proportions that work unusually well in the room. If the seat depth, arm height, back pitch, and overall footprint are already right, recovering the piece may be easier than hunting for a replacement.

Reupholstery also makes sense when the existing furniture coordinates with a remodel. In a family room, library, breakfast nook, or mudroom, upholstery can be selected alongside flooring, wall color, millwork, window treatments, and traffic paths. That is where custom upholstery has value beyond the furniture itself.

Poor Candidates for Reupholstery

Be cautious with low-cost particleboard frames, furniture that is twisted or badly broken, pieces with heavy pet odor, smoke contamination, extensive staining, or foam that has degraded throughout. If the replacement cost is lower than the combined cost of labor, fabric, foam, pickup, delivery, and repairs, replacement may be the cleaner decision.

We also advise caution when the piece has old painted wood trim, especially on antiques or pre-1978 furniture. If old coatings may contain lead, sanding, scraping, or disturbing painted parts should be handled with lead-safe practices. That means containment, dust control, proper cleanup, and avoiding methods that spread dust through the home.

Reupholstery Costs in 2026

Furniture upholstery pricing varies by market, shop workload, fabric grade, and repair scope. Still, homeowners need real numbers before approving a project. For many standard sofas in the United States, a realistic 2026 range is $900 to $2,500. Larger, more complex, or higher-end jobs commonly reach $3,000 to $4,500 or more.

Fabric is a major swing factor. Common upholstery fabrics may start around $30 per yard. Better performance fabrics, designer textiles, wool, leather, and specialty materials can run $100 to $350 or more per yard. A standard sofa often needs 10 to 15 yards. Chair pricing can look inconsistent because chairs vary so much. A flat dining slip seat is not the same project as a wing chair with arms, springs, a loose cushion, and nailhead trim. Marketplace estimates for chair reupholstery in 2026 show averages around $1,330 with a very wide spread from about $54 to $2,605 depending on city, chair type, and service level. Treat any single national average as a starting point, not a quote.

What Raises the Price

Labor rises with anything that adds patterning, sewing, or hand finishing. Tufting, channel backs, curved arms, skirts, nailhead trim, welt cord, loose cushions, matching plaids or large prints, leather hides, antique frames, and pickup or delivery all affect the final bill.

Hidden damage is another budget risk. A shop may not know whether the webbing, springs, frame joints, or interior padding need major work until the old cover is removed. For a larger piece, keep a 10 to 20 percent contingency in mind if the furniture is old, squeaky, sagging, or has been stored in poor conditions.

How Much Fabric You Need

Most upholstery fabric is about 54 inches wide. Yardage charts are useful, but they are only starting points. The final amount depends on furniture shape, cushion count, pattern repeat, nap, skirt, tufting, and whether the fabric has a directional grain.

A dining chair seat commonly needs 0.5 to 1 yard. A simple side chair may need 2 to 4 yards. An armchair often needs 5 to 7 yards. A recliner may need 6 to 10 yards. A loveseat usually needs 8 to 12 yards. A 72-inch sofa may need about 12 yards, while an 84-inch sofa may need about 14 yards. Larger or tufted sofas can need 15 to 22 yards.

Pattern matching matters. Stripes, plaids, medallions, large florals, velvet nap, and directional textures can add 10 to 15 percent or more. Order extra fabric from the same dye lot when possible. Reorders may not match exactly, and spare yardage makes future cushion repairs easier.

If you are doing a DIY teardown, preserve the old fabric panels. They are not trash at first. They become cutting templates and show the original seam order, pleats, relief cuts, and pull direction. Mark each panel as you remove it: outside back, inside back, inside arm, outside arm, deck, boxing, cushion top, cushion bottom, and so on.

Choosing the Right Upholstery Fabric

Color gets attention, but durability decides whether the project lasts. Choose fabric based on the room, the users, sunlight, cleaning habits, and the type of furniture. A formal living room chair and a family room sectional do not need the same textile.

For family rooms, we usually steer homeowners toward performance polyester or acrylic blends with a clear cleaning code and strong abrasion rating. Ask whether stain resistance is inherent to the fiber, applied as a topical treatment, PFAS-free, bleach-cleanable, or backed by a warranty. Those details matter when children, pets, food, and daily use are involved.

Leather can be excellent for durability and patina, but it requires the right grade and realistic expectations. It scratches, stretches, and changes over time. Vinyl is useful for wipe-clean utility areas, banquettes, rentals, and some commercial spaces, but cheap vinyl can crack and feel uncomfortable. Wool, linen, and cotton blends can look beautiful in premium interiors, but they often require more maintenance and may not be the best choice for hard family use.

For outdoor cushions, prioritize solution-dyed acrylic or other outdoor-rated fabric, quick-dry foam, UV resistance, mildew resistance, and breathable construction. Standard indoor foam wrapped in beautiful outdoor fabric is still the wrong assembly if water gets trapped inside.

Specs to Compare Before You Buy

Ask for the double-rub rating, cleanability code, UV resistance, pilling resistance, seam slippage data, and confirmation that the textile is suitable for upholstery rather than drapery only. For high-use seating, a fabric that looks right but fails at the seams is not a good value.

Foam deserves the same attention. Upholstery-grade foam should be selected by density and firmness, not just thickness. Cheap foam can make a newly upholstered seat feel tired within a short time. Seat cushions often need a firmer foam than back cushions. A common mistake is choosing thick foam that is too soft, which bottoms out and wrinkles the fabric.

Safety, Labels, and Code Considerations

Most residential furniture reupholstery does not require a building permit. Still, safety and compliance can matter, especially for rentals, commercial spaces, hospitality settings, child-care spaces, furnished units, and public-facing interiors.

Federal upholstered-furniture flammability labeling requirements apply to certain upholstered furniture. California Technical Bulletin 117-2013 is widely referenced in the industry because it changed how upholstered furniture is tested and labeled for smolder resistance. If a piece is going into a regulated setting, ask the upholstery shop for fabric certificates, compliance labels, and documentation before approving the work.

For older furniture with painted wood, treat lead as a real possibility if the finish predates 1978. Do not dry-sand old painted trim in a living space. Use lead-safe renovation practices, containment, proper cleanup, and appropriate disposal when painted surfaces are disturbed. If the project involves a valuable antique, document the original construction before stripping and avoid over-modernizing support systems if preservation value matters.

Also address odors and contamination before fabric goes on. Pet urine, smoke, mildew, and long-term storage odors can be trapped in foam, batting, webbing, and wood. Covering odor with new fabric does not solve it. In many cases, contaminated padding must be replaced, and severely affected frames may not be worth saving.

When to DIY vs. When to Hire a Pro

DIY reupholstery makes sense for simple, low-risk pieces: dining chair slip seats, square ottomans, small benches, removable window-seat cushions, and basic outdoor cushion covers if you can sew straight seams and install zippers. These projects usually have flat surfaces, simple geometry, and limited structural risk.

For DIY work, expect to buy more than fabric. You may need a staple remover, pliers, pneumatic or electric stapler, stainless or galvanized staples for outdoor use, upholstery needles, thread, batting, foam, adhesive, dust cover fabric, welt cord, tack strips, and sewing equipment. Savings disappear quickly if you buy the wrong fabric, underestimate yardage, or damage the foam and spring system.

Hire a professional for sofas, sectionals, recliners, antiques, leather, tufted backs, channel backs, wing chairs, curved arms, spring repairs, frame repairs, and anything with expensive fabric. A professional is also the better choice when the piece needs to match built-ins, coordinate with a remodel, or serve a high-use space for years.

Time is part of the decision. A dining chair seat can be done in an evening. A sofa can take a professional shop several weeks depending on workload, fabric lead time, teardown discoveries, and pickup or delivery scheduling. Custom fabric orders can add days or weeks. If you need furniture back before guests arrive, build that into the schedule early.

How to Get a Reliable Upholstery Estimate

Bring the upholsterer clear photos before asking for a number: front, back, sides, cushions removed, underside, close-ups of damage, and a measurement of overall width, depth, and height. If the piece sags, squeaks, smells, or rocks, say so. The more accurate the condition report, the less likely the estimate is to miss major work.

Ask the shop to break out labor, fabric yardage, foam or batting replacement, spring or webbing repair, frame repair, decorative trim, pickup, delivery, and any contingency for hidden damage. If you are supplying fabric, confirm the required yardage, fabric width, repeat, cleaning code, and whether the shop warranties work with customer-supplied material.

Good questions include: What will be removed and replaced? Will the old cover be fully stripped? Are springs and webbing inspected after teardown? What foam density and firmness do you recommend? How much extra fabric should we order? Can you provide compliance documentation if needed? What happens if hidden frame damage is discovered? How long will the piece be out of the house?

Do not approve a reupholstery job based only on a fabric swatch and a lump-sum price. The finished result depends on the structure, padding, and workmanship as much as the textile.

Common Mistakes That Waste Money

The most common mistake is choosing fabric by color alone. A pale linen may look perfect in a showroom and fail quickly in a room with children, pets, sunlight, and snacks. Check abrasion rating, cleanability, UV exposure, pilling, seam strength, and whether the fabric is upholstery-rated.

The second mistake is underestimating yardage. Large repeats, plaids, stripes, velvet nap, directional patterns, skirts, tufting, and extra cushions all increase waste. Running short by one yard can delay the project or create a mismatch if the dye lot is gone.

The third mistake is covering over old fabric. Sometimes a quick cover is acceptable for a temporary project, but it is not good reupholstery. Old fabric can hide broken springs, collapsed foam, odors, dust, and frame movement. If you are paying professional rates, the piece should be stripped and inspected.

The fourth mistake is replacing the visible fabric while leaving collapsed support underneath. If the cushion foam is dead, the webbing is stretched, or the springs are loose, new fabric will not make the piece comfortable. It will look fresh briefly and then show the same sagging shape.

How Reupholstery Fits Into a Remodel

Furniture should not be selected in isolation when a room is being remodeled. A sofa, banquette, window seat, or pair of chairs affects traffic flow, sight lines, conversation areas, outlet placement, lighting, rug size, and built-in dimensions. On our job sites, we prefer to settle the major furniture footprints before finalizing millwork, flooring transitions, and lighting locations.

For built-in banquettes and window seats, upholstery should be coordinated with the construction details. Seat height, cushion thickness, back angle, reveal lines, storage lids, hinge clearance, and fabric cleanability all matter. A 3-inch cushion may feel very different from a 5-inch cushion, and that difference affects finished seat height. For dining banquettes, the combined platform and cushion height should generally land near standard dining chair height, roughly 18 inches, unless the table or user needs dictate otherwise.
