The Contractor-Tested Homemade Window Cleaner That Actually Leaves Glass Clear

The best homemade window cleaner for most homes is simple: 2 cups distilled water, 1/2 cup distilled white vinegar, and 1 to 2 drops of mild dish soap in a clean 20-ounce spray bottle. Use it with a damp microfiber cloth and a sharp rubber squeegee, then finish with a dry glass cloth. That combination is inexpensive, low-residue, and effective on ordinary fingerprints, light exterior dirt, and routine seasonal window maintenance.

The recipe is not the whole job, though. On our construction and renovation sites, the windows that turn out best are the ones cleaned in the right order: screens and frames first, loose grit removed before wiping, glass washed out of direct sun, and squeegee rubber wiped after every pass. The cleaner matters, but technique prevents most streaking and scratches.

There are also times when homemade window cleaner is the wrong tool. Mortar haze, silicone smear, paint overspray, heavy sprinkler staining, fogged insulated glass, failed caulk, rotten sills, and upper-story access are not basic cleaning problems. They are maintenance, repair, or safety problems. This guide covers the recipe, the right tools, the cost, the method, and the line between a good DIY job and a professional one.

Pour the ingredients into a clean spray bottle, tighten the nozzle, and gently invert the bottle a few times. Do not shake it hard. Foam is not useful on glass, and extra soap is one of the most common reasons windows dry hazy.

This makes roughly 20 ounces of cleaner, which is enough for about 15 to 30 average residential windows depending on window size, soil level, and whether you are cleaning both sides. A typical double-hung window may need 6 to 10 sprays per side. Large picture windows, patio doors, and divided-lite windows take more.

The cost is low. In 2026, a 20-ounce batch usually costs about $0.25 to $0.60 when using distilled or filtered water, white vinegar, and a few drops of dish soap. The vinegar portion alone is about $0.22 if you use 4 ounces from a 64-ounce bottle priced around $3.48. The soap and water add only pennies unless you are buying distilled water by the gallon.

Why This Formula Works

Vinegar helps cut light mineral film, fingerprints, and general grime. Distilled water reduces spotting because it does not carry the same mineral load as hard tap water. A drop or two of dish soap lowers surface tension so the solution wets the glass evenly and releases oily residue. The key phrase is a drop or two. If the bottle looks sudsy, you used too much.

For ordinary interior glass, this recipe is strong enough to work without being aggressive. It is also ammonia-free, which matters around many modern window products, tinted films, Low-E coatings, storm window assemblies, and interior finishes.

Adjust the Vinegar Strength for the Window, Not the Internet

One reason window-cleaning advice gets confusing is that different recipes use different vinegar ratios. Some use 1 part vinegar to 2 parts water. Others use a gentler 1:10 vinegar-to-water mix. A stronger cleaner is not automatically better. The right ratio depends on the glass, the soil, and the risk.

The practical approach is to start mild and increase only when the glass type allows it. If you know the window manufacturer, read the care instructions before using vinegar stronger than a light dilution, alcohol, ammonia, solvents, or scrapers. Andersen, Pella, and other major manufacturers commonly steer homeowners toward nonabrasive cleaners and caution against harsh chemicals, razor blades, abrasive pads, and cleaning hot glass in direct sun.

Tools That Matter More Than Expensive Cleaner

A homemade cleaner works best when paired with the right tool kit. You do not need commercial equipment for standard first-floor windows, but you do need clean materials that will not shed lint or drag grit across the pane.

A starter DIY kit usually costs $10 to $45 in 2026. That covers a spray bottle, microfiber glass cloths, and a basic squeegee. Current retail examples put microfiber cloth packs around $8.48 and common window squeegees around $16.97 to $24.97. If you add a bucket, scrubber-squeegee combination tool, extension pole, screen brush, and replacement rubber blades, a more complete exterior kit usually lands around $25 to $80 or more.

Minimum Kit for Interior Windows

Step-by-Step: How to Clean Windows Without Streaks

The best cleaning sequence is the same one we use after light remodeling work, before the final punch walk. Clean the dirty parts first so they do not drain onto finished glass.

1. Pick the Right Weather

Clean windows on a cloudy, dry day or when the glass is shaded. Hot glass dries the solution too fast, leaving streaks before you can squeegee or polish. Early morning can work, but avoid heavy dew. Late afternoon works if the window is no longer in direct sun.

2. Remove Dust and Grit Before Adding Liquid

Drywall dust, windblown sand, pollen, and grit in the sash track can scratch glass if you wipe first and inspect later. Vacuum the sill and track with a brush attachment. Brush the frame corners. If the exterior glass is dusty, rinse it lightly before touching it with a cloth.

3. Clean Screens, Frames, and Sills First

Remove screens when practical. Brush them dry, then rinse with low-pressure water if they are very dirty. Let them dry before reinstalling. Wipe frames and sills before cleaning the pane. Dirt hidden at the top rail has a way of running down over clean glass as soon as cleaner hits it.

4. Spray the Cloth or the Glass

For interior glass, spray the cloth if you are near wood trim, painted casing, electronics, window treatments, or unfinished sills. Spray the glass directly for larger panes when overspray is not a concern. The pane should be wet enough to clean but not dripping down the wall.

5. Use Controlled Passes

Wipe the glass to loosen soil, then squeegee from top to bottom or side to side. Overlap each pass by about 1 inch. Wipe the blade with a clean towel after every pass. That one habit prevents dirty solution from being pulled back across the pane.

6. Detail the Edges

Use a dry microfiber glass cloth to polish the perimeter, corners, and any remaining light streaks. Avoid paper towels if lint is a problem. For divided-lite windows, use a smaller cloth and work one pane at a time instead of flooding the muntins.

7. Inspect From Two Angles

Stand inside and outside if possible. Streaks often show only when the light changes. If you see a haze across the whole pane, the likely causes are too much soap, dirty towels, hot glass, or hard tap water.

Why Windows Stay Streaky After Cleaning

Streaks are usually a process problem, not a recipe problem. Before changing the formula, check these causes.

  • Too much soap: Dish soap should be measured in drops, not teaspoons. More soap leaves more film.
  • Direct sun: Cleaner dries before it can be removed evenly.
  • Hard water: Tap-water minerals can leave spots even when the glass cleaner is mixed correctly.
  • Dirty microfiber: Towels washed with fabric softener or used for waxy cleaners can smear clean glass.
  • Old squeegee rubber: Nicked or hardened rubber leaves lines. Replace the blade when it chatters, skips, or leaves repeated streaks.
  • Dirty frames: Runoff from dusty frames can contaminate the pane after you finish.

If you need to troubleshoot quickly, mix a fresh batch with distilled water and no soap, clean one test pane in the shade, and polish with a freshly laundered microfiber cloth. If that pane clears up, the issue was residue, water quality, or heat.

When Not to Use Vinegar on Windows

Vinegar is useful, but it is still an acid. Used lightly and properly, it works well for many ordinary windows. Used carelessly, it can be a problem around certain coatings, films, sealants, stone sills, and metal finishes.

Do not use vinegar as a default cleaner on tinted film, specialty coated glass, Low-E surfaces exposed inside the home, storm windows with manufacturer restrictions, or decorative glass until you verify the care instructions. Many modern window systems call for ammonia-free and nonabrasive cleaning, but that does not mean every acid concentration is acceptable.

Also avoid vinegar on nearby natural stone such as marble, limestone, or travertine. Acid can etch stone sills and surrounding finishes. If the window has stone below it, spray the cloth instead of the glass, keep runoff controlled, and dry the sill immediately.

Never mix vinegar with bleach. Never mix ammonia with bleach. Do not combine household chemicals to make a stronger window cleaner. Stronger chemistry is not the answer for most residential glass, and unsafe mixing can create dangerous fumes.

Post-Construction Window Cleaning Requires Extra Care

Construction dust changes the job. A normal living-room fingerprint is soft residue. Drywall dust, silica grit, mortar sand, stucco overspray, and metal particles are abrasive. If those particles get trapped under a towel or scraper, they can permanently scratch the glass.

On our job sites, the first rule is to remove loose debris before wiping. Vacuum tracks. Brush frames. Rinse exterior dust where drainage allows. Use clean water first when grit is visible. The second rule is to avoid metal blades unless the glass manufacturer specifically allows them for that product and condition. Some glass can be damaged by scraping, especially if debris is already bonded to the surface or if the pane has coatings or fabrication debris.

Common Construction Residues

  • Drywall dust: Vacuum and rinse before wiping. Do not grind it into the pane.
  • Paint overspray: Stop before scraping. Identify glass type and coating first.
  • Mortar or stucco haze: Treat as a specialty cleanup issue, not normal window washing.
  • Silicone smear: Household vinegar usually will not solve it cleanly.
  • Oxidized aluminum frames: Oxidation can transfer to glass and cloths, causing gray streaks.
  • Hard-water staining from sprinklers: Light spots may respond to staged cleaning; heavy deposits may need professional stain removal.

If the residue came from recent construction, take photos before aggressive cleaning. For new windows, preserve product labels and warranty documents. If the glass was damaged during construction, documentation matters.

Hard-Water Spots: What Homemade Cleaner Can and Cannot Do

Light hard-water spots are mineral deposits sitting on the surface. Vinegar can help soften mild mineral film, especially when sprinkler overspray has not been baking on the glass for years. Spray the affected area, let it dwell for 2 to 3 minutes in the shade, keep it wet, then wipe gently and rinse with clean distilled water. Repeat once if needed.

Heavy hard-water staining is different. Minerals can bond tightly, and in some cases the glass surface becomes etched. Etched glass will not become new again because the damage is no longer just dirt on the surface. That is when polishing compounds, specialty restoration methods, or replacement may enter the conversation.

For homeowners, the decision point is simple: if two careful passes with a mild vinegar solution do not improve the spot pattern, stop. More pressure, stronger acid, and abrasive pads can turn a stain problem into a scratched-glass problem.

Homemade Window Cleaner Cost vs Professional Cleaning

DIY window cleaning is one of the cheaper home maintenance tasks when the glass is reachable and the soil is normal. A spray bottle of homemade cleaner can cost under a dollar, and a basic kit can be reused for years. Professional cleaning costs more because you are paying for labor, access equipment, insurance, route time, and skill with difficult glass.

When to DIY vs When to Hire a Pro

DIY makes sense when the windows are safely reachable, the glass is ordinary, the residue is normal household grime, and you can work from stable ground. Most first-floor interior windows fall into that category. Many first-floor exterior windows do too, especially with a short extension pole and a level surface.

Hire a professional when the risk is no longer just cleaning.

Ladder Safety for Exterior Windows

Window cleaning becomes a safety job the moment you leave stable ground. OSHA ladder guidance is written for workers, but the practical lessons apply at home: use the right ladder, inspect it, place it on firm level ground, maintain three points of contact, and do not overreach.

A straight or extension ladder should be set at about a 4:1 angle. That means for every 4 feet of vertical height, the base sits about 1 foot away from the wall. The ladder should extend above the landing point when used for access, and it should not be placed on boxes, buckets, wet decking, loose soil, or sloped landscaping to gain extra height.

For most homeowners, the safest rule is blunt: if you cannot clean the window while keeping your belt buckle between the ladder rails, the window is not safely reachable from that ladder position. Move the ladder or hire the job out. Do not stretch across shrubs, porch roofs, or window wells to save a setup.

When Cleaning Reveals Window Maintenance Problems

A good window cleaning is also an inspection opportunity. You are close to the frame, the sill, the caulk joints, the weep holes, and the glass edges. Use that time to look for problems that cleaner cannot fix.

  • Fog between panes: Usually indicates a failed insulated glass seal. Surface cleaning will not remove it.
  • Soft or dark wood sills: May indicate rot or repeated wetting.
  • Cracked caulk: Can allow water into the wall assembly.
  • Blocked weep holes: Can trap water in the frame system.
  • Cracked glass: Needs repair planning, not more pressure while cleaning.
  • Loose trim or flashing gaps: May point to water-management problems around the opening.
  • Sticking sashes: May be paint buildup, frame movement, hardware wear, or moisture swelling.

From a builder’s standpoint, wet sills and failed perimeter sealant matter more than a few streaks. Water around a window opening can damage framing, insulation, drywall, and exterior cladding. If you see staining below a window after storms, peeling paint at the stool, swollen trim, or recurring mildew near the casing, treat it as a building-envelope issue.

Permit Notes If Cleaning Turns Into Repair

Cleaning does not require a building permit. Basic maintenance, screen washing, and glass cleaning are ordinary homeowner tasks. Repair and replacement can be different.

If cleaning reveals a damaged window that needs replacement, many jurisdictions require a permit, especially when the work affects structural framing, egress, safety glazing, energy compliance, historic-district rules, or exterior appearance. Basic window replacement permits commonly run about $50 to $250 in many areas, but fees can rise when plan review, structural changes, or local energy documentation are required.

Safety glazing rules also matter. The building code treats glass differently near doors, walking surfaces, stairs, wet areas, and other hazardous locations. If you are replacing glass in a bathroom, near a door, beside a stair, or close to the floor, do not assume any pane of the same size is acceptable. The replacement may need tempered, laminated, impact-rated, or otherwise compliant glazing.

Storage, Labeling, and Shelf Life

Homemade cleaner is cheap enough to remake fresh. Label the bottle with the ingredients and date. Store it out of direct sun and away from children, pets, and food storage. Do not reuse a bottle that previously held bleach, solvent, pesticide, automotive product, or unknown chemicals.

A practical shelf-life rule is to mix what you will use within a month or two. If the bottle smells off, looks cloudy beyond normal vinegar appearance, or has debris in it, empty it and mix a fresh batch.
